KETTLER is seeking a highly skilled Maintenance Manager to oversee all physical operations and maintenance needs at our North Market/South Carroll Apartments in Frederick, Maryland. As a proactive leader, you will be responsible for ensuring the community's curb appeal and spearheading all preventive and daily maintenance efforts with excellence.

Key Responsibilities
  • Oversee and participate in all maintenance projects, including capital improvements, to ensure the community's physical operations run smoothly.
  • Coordinate and perform repair of property grounds, apartments, and building exteriors to maintain a high level of quality and customer satisfaction.
  • Manage maintenance budgets and administrative tasks to ensure efficient use of resources.
  • Direct all property/ground upkeep, preventive care, and maintenance service efforts to maintain a safe and welcoming environment for residents.
  • Maintain accurate records for all services performed and coordinate contracted services to ensure timely and cost-effective solutions.
  • Monitor vendor performance and ensure compliance with Kettler guidelines to maintain high standards.
  • Conduct regular safety meetings and monitor direct reports' adherence to Kettler safety guidelines to ensure a safe working environment.
  • Reinforce monthly staffing schedules to ensure 24/7 emergency coverage and contribute to ongoing staff recruitment efforts and skill-building/learning initiatives.
  • Oversee the maintenance team and complete related maintenance duties to ensure the community's physical operations run smoothly.
  • Inspect the community continuously, recording and correcting deficiencies to maintain a high level of quality and customer satisfaction.
  • Order necessary supplies and parts within budgetary guidelines to ensure efficient use of resources.
  • Manage make-ready timeline per regional guidelines to minimize downtime and maintain a high level of quality and customer satisfaction.
  • Monitor and minimize maintenance personnel overtime to ensure efficient use of resources.
  • Strive to perform maintenance duties in the most cost-effective manner to ensure efficient use of resources.
  • Maintain a service-oriented environment by exhibiting a professional appearance and attitude.
  • Coordinate daily meetings with the property manager to provide updates on maintenance projects.
Requirements
  • 4+ years of maintenance experience
  • 2+ years of supervisory experience
  • Universal EPA/CFC Certification required
  • Expertise in troubleshooting, plumbing, electrical, carpentry, appliance repairs, VFDs, boilers/chillers, cooling towers, VAV boxes, reading blueprints, and HVAC systems.
  • Valid Driver's License and must live within 30 minutes of the property.
  • Must be responsible for taking calls for after-hours emergency maintenance, including nights and weekends on a rotational basis.
  • Must have personal/reliable transportation to respond to on-call emergencies as they occur.
  • Must carry a cell phone for on-call maintenance.
  • Ability to use a computer.
  • Excellent English communication skills, both verbal and written.
  • Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
