Job Summary

We are seeking a highly skilled HVAC Mobile Technician to join our team at CBRE. As a key member of our facilities operations team, you will be responsible for performing complex preventive maintenance and corrective repair of buildings, building systems, and equipment across multiple industries and buildings within a route.

Responsibilities
  • Working under limited supervision, you will use sophisticated building maintenance skills to perform tasks such as refrigeration skills, welding, carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
  • Monitor building system operations and performance, and provide direct and indirect leadership supervision to one or more technicians.
  • Work closely with team technicians to solve and communicate partner concerns, and be flexible on schedule.
  • Follow all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  • Perform assigned day-to-day repairs, emergency, and preventive maintenance, and assign and lead work for self and team.
  • Support all administrative functions associated with lead role, including reviewing assigned work orders, estimating time and materials needed to complete repair, ordering necessary materials and supplies, and using company and client CMMS to handle work orders and supervise completion.
  • Responsible for installation and modification of building equipment systems, and assign new work orders to team and review open work orders confirming with technicians work will be completed on time, update client systems as necessary, and respond to client with updates or when extensions to complete the work are needed.
  • Enter invoice data in system for respective team of technicians, manage materials log for team of technicians, add new tool purchase to technician's tool inventory, inspect building systems including fire alarms, HVAC/R, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client, and arrange for subcontractors as needed.
  • Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum, and maintain the building lighting system, including element and ballast repairs or replacements.
  • Maintain grounds of facility or property performing such tasks as raking, sweeping, leaf blowing, or snow removal, perform furniture assembly and locksmith tasks as needed, respond quickly to emergency situations, summoning additional assistance as needed, implement a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life, and consult with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
  • Provide technical and procedural training of coworkers and subcontractors, field work order related calls from team of technicians to help troubleshoot and communicate updates, and may serve as a mentor to other technicians.
Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • Associate degree (AA) or equivalent from two-year college or technical school (preferred) and minimum of 5 years experience in complete building operations.
  • Prior RTU and refrigeration experience preferred.
  • EPA 608 / CFC Certification preferred.
  • Additional certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
  • Certifications/licenses as may be required by local or state jurisdictions.
  • Possess and maintain a valid driver's license and good driving record with periodic checks.
  • Possess necessary skills to functionally operate a full-size van/truck.
  • Licensure as required by Authority Having Jurisdiction (AHJ).
Communication Skills

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.

Financial Knowledge

Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.

Reasoning Ability

Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

Other Skills and Abilities

Excellent interpersonal skills, including oral and written communications. Proven record of providing excellent internal and external customer service. Uses computer and/or PDA for work order system, email, and training. Basic skills with Microsoft Office Outlook.

Physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more.

Scope of Responsibility

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.

Safety

  • Complete all required and assigned HSE training.
  • Follow all activity policies, procedures, and all HSE related requirements at all times.
  • Participate in all HSE related programs & activities as required, including incident investigations, interviews, auditing, and assessment, etc.
  • Report any condition which you feel could result in an accident or injury and/or stop work if required.

Be aware of and understand all safe work practices and procedures and potential hazards associated with the work environment. Maintain and wear at all times required appropriate personal protective equipment (PPE). Apply appropriate material handling techniques at all times. Only operate warehouse equipment and machinery (e.g. pallet jacks, manlifts, etc.) if accurately trained, qualified, and authorized to do so.
