Position Overview:

The Community Leasing Consultant is responsible for implementing the marketing, leasing, and renewal strategies of the community to meet occupancy, revenue, and resident retention objectives. This role encompasses all leasing activities, ensuring resident satisfaction throughout their lease term, and facilitating lease renewals.

Key Responsibilities:

  • Conduct comprehensive sales and leasing activities to meet community revenue and occupancy targets, including greeting and qualifying prospective residents, leading community tours, processing applications, and preparing lease agreements.
  • Stay updated on market trends and competitor activities that may influence occupancy and sales performance.
  • Utilize community management software (OneSite) to manage apartment availability, track leasing activities, and maintain resident data.
  • Ensure the community aligns with company standards by inspecting marketing areas and coordinating maintenance needs.
  • Engage with prospective and current residents to enhance satisfaction through follow-up communications.
  • Support the lease renewal process by preparing renewal documentation and proactively engaging with residents prior to their lease expiration.
  • Address resident inquiries and concerns promptly, documenting issues and escalating as necessary.
  • Prepare various financial and administrative reports as required.
  • Adhere to established policies and procedures, ensuring compliance with regulatory and organizational standards.
  • Maintain safety protocols by reporting any safety concerns or equipment malfunctions immediately.
  • Identify opportunities for operational improvements and contribute suggestions to enhance efficiency.
  • Uphold confidentiality regarding sensitive information at all times.

Compensation & Benefits Overview:

  • The expected base compensation for this role ranges from $19.00 to $22.00 per hour, subject to adjustments based on qualifications and operational considerations.
  • This position is eligible for commission based on a written agreement.
  • Company benefits include comprehensive medical, dental, and vision coverage, along with a variety of supplemental benefits such as a 401k Retirement Plan and paid time off for various occasions.

Qualifications:

  • High School Diploma or GED is required; a Bachelor's degree in Business Administration or a related field is preferred.
  • A minimum of 1 year of experience in leasing, sales, or marketing with a strong customer service focus.
  • Effective communication skills to interpret legal documents and address resident inquiries.
  • Proficiency in sales techniques, including lead generation and closing sales.
  • Familiarity with financial and word processing software.
  • Strong mathematical skills for managing financial records and budgets.
  • Ability to utilize the internet for marketing and advertising purposes.

Physical Requirements:

This role requires frequent walking, standing, and climbing stairs around the property. Candidates must be able to operate computer equipment and perform tasks that involve lifting and moving items up to 25 lbs.
