Position Summary

The Leasing Manager is responsible for overseeing and guiding the daily operations of the leasing department, ensuring adherence to organizational policies and standards. This role encompasses all leasing activities, including the review of lease agreements and transactions. The Leasing Manager is tasked with ensuring the completion of necessary documentation while maintaining high standards of customer service. Additionally, this position is accountable for the productivity and financial performance of the leasing department.

Key Responsibilities

1. Client Relations
• Uphold the philosophies and objectives of the ownership in the daily operations of the apartment community to ensure alignment with client expectations.

2. Communication
• Foster positive and professional communication with applicants, residents, vendors, and guests while representing the company.
• Keep supervisors informed about work progress, including current and potential challenges, along with suggestions for improvements.

3. Team Management
• Facilitate the training and onboarding of new leasing staff.
• Provide ongoing support and guidance to leasing team members.
• Conduct regular meetings to ensure property goals are being met and set weekly objectives.

4. Leasing and Occupancy
• Maintain occupancy levels in line with budget expectations.
• Implement effective leasing techniques and assist with market surveys and analysis.
• Develop and execute marketing strategies for the community as necessary.

5. Revenue Management
• Collaborate with the Community Director to maximize property revenue through effective lease management and timely turnover.
• Assist in managing rent collections and addressing delinquency issues.

6. Reporting and Documentation
• Ensure resident files are maintained in accordance with company procedures.
• Safeguard the integrity and confidentiality of resident information.

7. Risk Management
• Ensure compliance with risk management protocols and report any incidents promptly.

8. Facility Maintenance
• Assist residents in reporting maintenance issues and ensure timely follow-up on requests.

9. Additional Responsibilities
• Enforce community rules and regulations consistently and fairly.
• Adhere to all Fair Housing laws and maintain a professional image in all interactions.

Qualifications

Minimum Requirements:
• At least 2 years of experience in a supervisory role within residential property management or related fields.
• High School diploma or equivalent; a college degree in a relevant field is preferred.
• Valid driver's license and a good driving record.

Essential Skills:
• Proficient in computer applications and property management software.
• Strong customer service and communication skills.
