Position Overview:

The Maintenance Supervisor will be responsible for guiding and mentoring the Maintenance Team while overseeing the upkeep and enhancement requirements of a designated FPI managed property. The primary goal is to align with the expectations of the Client, adhering to the respective operational budget and management agreement.

Compensation:
$24 - $26 / Hour

Key Responsibilities:
  • Lead a team of Maintenance personnel, including Technicians, Groundskeepers, and Housekeepers, ensuring effective performance management.
  • Implement a daily and preventative maintenance strategy to maintain the property in optimal, safe, and economical condition.
  • Conduct daily inspections of the property and common areas to identify maintenance issues requiring immediate attention.
  • Ensure timely completion of maintenance requests, typically within 24 hours.
  • Change air-conditioning filters biannually and upon tenant turnover.
  • Perform semi-annual inspections of all apartments.
  • Adhere to a preventative maintenance schedule.
  • Provide on-call maintenance services for emergencies during evenings, weekends, and holidays.
  • Respond to after-hours lockout service requests.
  • Conduct maintenance inspections and repairs on vacant units to ensure readiness for new tenants.
  • Maintain all equipment owned by the property and ensure maintenance shops and storage areas are organized and compliant with safety standards.
  • Secure all parts, inventory, and equipment appropriately.
  • Maintain an inventory of necessary parts within budgetary constraints.
  • Wear provided uniforms during work hours.
  • Provide all essential small hand tools for routine maintenance tasks.
  • Ensure the timely execution of all maintenance duties to optimize labor costs.
  • Prepare properties for regulatory inspections, including NSPIRE, MOR, TCAC, and CALFHA.

Compliance and Collaboration:
Possess knowledge of TCAC compliance to ensure affordable housing projects meet tax credit allocation standards. Skilled in conducting inspections in line with CALFHA requirements, ensuring properties meet state housing finance standards. Collaborate effectively with stakeholders, including city officials and financial institutions, to streamline processes and achieve project objectives.

Adhere to all FPI policies and procedures and perform additional duties as assigned by the Community Director.
