Job Overview

General Summary: Under the guidance of the Property Manager and Onsite Maintenance Supervisor, the Facilities Maintenance Specialist is responsible for executing a range of routine and urgent maintenance activities, both during and after standard working hours, in the plumbing, carpentry, and electrical domains to ensure a secure and pleasant environment for residents and staff of the Housing Commission of Anne Arundel County.

Key Responsibilities:

  • Conduct routine and preventative maintenance on plumbing, electrical systems, HVAC, carpentry, etc.; replace light bulbs, blinds, and filters; unclog drains, and more.
  • Repair or replace appliances, gas/oil heating systems, electrical outlets, switches, lighting fixtures, plumbing components, air conditioning units, electric heaters, locks, pipes, flooring, water heaters, etc.
  • Install and repair circuit breakers, motors, and related equipment.
  • Perform repairs on windows, undertake various carpentry tasks, and replace drywall and framing as necessary.
  • Inspect buildings, equipment, and systems to detect any issues.
  • Fix faulty equipment and damaged structures.
  • Plan and schedule maintenance and repairs effectively.
  • Conduct regular quality assessments on equipment and systems to ensure compliance with standards.
  • Maintain accurate inventory records for tools and supplies.
  • Assist with snow removal tasks.
  • Move furniture and equipment as required.
  • Deliver various items such as letters, packages, or appliances as needed.
  • Maintain outdoor areas and perform landscaping tasks.
  • Trim trees, bushes, and shrubs; manage weed control.
  • Ensure grounds are free from trash, litter, and debris, and maintain cleanliness by emptying trash receptacles.
  • Remove bulk waste as necessary.
  • Assist with setup and breakdown for special events.
  • Work in accordance with verbal or written instructions and collaborate with supervisors to prioritize tasks.
  • Maintain cleanliness of tools and equipment.
  • Perform other related duties as assigned.

Knowledge and Skills Required:

  • High school diploma or GED; supplemented by vocational/technical training in general construction (carpentry), plumbing, electrical work, HVAC, etc., plus one to two years of relevant experience; or any equivalent combination of education, training, and experience that provides the necessary knowledge, skills, and abilities for this role.
  • Must possess a valid driver's license.

  • Ability to understand and accurately utilize various informational documents including work orders and maintenance reports.
  • Ability to interpret reference materials such as blueprints and schematic diagrams.
  • Ability to prepare requisitions, reports, and other job-related documents using the correct format and adhering to rules of grammar and style.
  • Ability to accurately record and communicate information, meet deadlines, and maintain confidentiality.
  • Ability to understand and use mechanical, electrical, and carpentry terminology.
  • Ability to perceive and differentiate colors, sounds, odors, and shapes.
  • Ability to exercise independent judgment and common sense in task execution.
  • Ability to work under pressure, respond promptly to emergencies, and manage priorities effectively.
  • Ability to maintain composure and handle challenging situations with professionalism.
  • Ability to explain and clarify policies and procedures to others.
  • Ability to communicate effectively with supervisors, coworkers, and the public both verbally and in writing.
  • Must have reliable transportation for daily duties.

Typical Physical and Mental Demands: While performing the duties of this position, the employee is regularly required to sit, stand, talk, and hear. The employee frequently needs to walk, navigate stairs, use hands and arms for various tasks, and lift up to 50 pounds. Reading information, often in small print, and entering data into a computer system are also required. The employee will operate various office machines and utilize departmental software.
