The Mechanical Systems Maintenance Specialist is tasked with executing skilled activities related to troubleshooting, operation, replacement, repair, and upkeep of commercial heating, ventilation, and air conditioning (HVAC) systems, refrigeration units, water treatment facilities, control systems, and all other essential mechanical and electrical infrastructure within a building.
This role encompasses preventive maintenance and the efficient functioning of all mechanical, electrical, and plumbing apparatus. The position may require handling heavy equipment and could involve working in extreme temperature conditions.
Key Responsibilities- Conduct operation, replacement, repair, and maintenance of mechanical HVAC systems, air handling units, pumps, heat exchangers, medical refrigeration units, plumbing, and electric motors.
- Reassemble pumps, install mechanical seals, and ensure proper pump alignment using appropriate tools.
- Diagnose and repair refrigeration systems as necessary.
- Identify and rectify issues in electric, electronic, and pneumatic control systems.
- Maintain adequate sensory capabilities to ensure a safe working environment and accurately identify wire colors and component codes.
- Perform routine preventive maintenance tasks, including filter changes, lubrication, and performance checks using the facility's Building Automation System (BAS) and work order management system.
- Execute refrigeration system evacuations, conduct leak tests, recover refrigerants, and replace compressors in compliance with current regulatory standards.
- Carry out maintenance and minor repairs on various chiller systems and refrigeration units, including rooftop package units and split systems.
- Ensure a safe and accident-free workplace, exercising sound judgment during all tasks.
- Respond to emergency situations, such as flooding or snow removal.
- Participate in safety meetings and contribute to the emergency response team.
- Adhere to and enforce the organization's policies and safety guidelines.
- Understand the distinction between policies and procedures.
- Perform snow removal duties for exterior areas as required.
- Must obtain a MD Grade 3 (or higher) Stationary Engineer License.
- Possess OSHA 10 Certification.
- CFC Certification is required.
- Ability to interact effectively with individuals with disabilities.
- Familiarity with building automation systems is preferred.
- Capability to read blueprints and control system schematics.
- Willingness to work overtime and take on-call assignments as needed.
- Ability to comprehend and execute both written and verbal instructions and perform basic arithmetic.
- Physical capability to lift up to 50 pounds and climb ladders.
- Demonstrate good judgment and discretion in all activities.
- Proactive approach to maintaining workflow and taking initiative.
- Reliability and dependability with a strong attendance record.
- Exhibit positive interpersonal skills and communicate effectively with customers, employees, and vendors.
- Ability to perform well under pressure.
