The Position: The Property Manager is responsible for overseeing and managing a student housing community. This individual will ensure the property is maintained at a high standard and provides profitable returns. A successful Property Manager will provide excellent customer service, take pride in the property, and understand the importance of this role in the company's reputation.
The Property: The Quarters at Bloomington is a premier housing community consisting of 178 units and 477 beds, designed for Indiana University – Bloomington students.
The compensation range for this position is $60,000 - $68,000, depending on skills and experience, plus bonus potential.

Responsibilities & Duties
- Model and cascade our five core values.
- Manage resident relations, including coordinating requests, understanding rent charges, and lease expectations.
- Engage, contract, and supervise vendors to maintain the property.
- Assist in developing and implementing budgets, marketing campaigns, business plans, and special events.
- Lead on-site maintenance technicians, office staff, and leasing team members.
- Coordinate fee collection and documentation from residents.
- Participate in new employee onboarding, training, and performance reviews.
- Provide excellent customer service to residents, prospects, vendors, officials, and community members.
- Maintain accurate community files and records in Entrata.
- Assist with annual unit turnover and execute move-in/move-out procedures.
- Respond to after-hour emergency issues.
Requirements:
- Bachelor's Degree in Business Administration, Marketing, Real Estate, or related field, or three or more years of progressive experience in property management.
Knowledge, Skills, & Abilities
- Ability to work in a fast-paced environment managing multiple projects.
- Understanding of property management standards, including Fair Housing laws and general real estate principles.
- Demonstrated integrity and professionalism.
- Strong administrative, organizational, and communication skills.
- Ability to approach problems with a positive and innovative mindset.
- Experience with Entrata or similar systems is preferred.
- Ability to become a Certified Pool Operator.
