The Supply Chain Strategist assesses property operations and identifies procurement solutions to guarantee that the portfolio functions efficiently, maximizing value for both residents and investors. This role involves negotiating contracts with suppliers and bulk service providers.

Key Responsibilities:

  • Oversee purchasing activities for all managed properties, ensuring favorable terms and pricing.
  • Evaluate new supplier onboarding requests.
  • Analyze historical purchasing data for goods and services.
  • Examine market and delivery trends to develop procurement technologies and processes that align with those trends.
  • Contribute to the development and execution of best practice procurement vision, strategy, policies, processes, and procedures to enhance operational performance.
  • Provide comprehensive portfolio-wide expense reporting.
  • Direct, coordinate, and assess procurement activities across the portfolio.
  • Negotiate contract terms in collaboration with Legal and Corporate Services.
  • Ensure optimal utilization of bulk purchasing programs across all properties.
  • Support the RFP (Request for Proposals) / Bid process for significant expenditure lines with a national scope.
  • Conduct data/spend analysis and generate departmental reports.
  • Coordinate and manage the RFP process and strategic vendor/supplier business review processes as assigned.
  • Facilitate the execution of all related purchasing processes to minimize total ownership costs for goods and services while ensuring a consistent supply.
  • Assist with corporate procurement category management by closely monitoring operational needs while adhering to budgetary goals.
  • Maintain clear communication with suppliers to resolve issues related to delivery, pricing, availability, and payment.
  • Prepare necessary correspondence and reports.
  • Provide leadership with insights on purchasing, controls, and processes.
  • Conduct all procurement and contracting activities, including pre-qualification, tender management, negotiation, and contract preparation.
  • Lead the creation and implementation of best practice procurement vision, strategy, policies, processes, and procedures to enhance operational performance.
  • Utilize appropriate resources, including Supplier Development, to ensure effective supplier partnerships and delivery of sourced products.
  • Apply professional and consistent supplier management across the supply base in accordance with the purchasing policy.
  • Perform additional related duties as required.

Qualifications:

  • Minimum of 5 years of experience; Bachelor's Degree required.
  • Familiarity with Yardi software.
  • Preferred background in corporate purchasing, procurement, or supply chain roles.
  • Experience in purchasing functions related to property, facilities, or real estate management organizations is preferred.
  • Knowledge of relevant suppliers/vendors in multifamily property management.
  • Strong analytical and problem-solving skills.
  • Commercially and financially astute with experience in budget management.
  • Ability to meet deadlines and work independently while maintaining attention to detail.
  • Experience in data analysis and summarizing research to support ongoing operational improvements.
  • Excellent analytical, organizational, process improvement, and problem-solving capabilities.
  • Able to effectively present information and respond to inquiries from management, vendors, and associates.
  • Adhere to tight deadlines and deliverables.
  • Ability to collaborate in a dynamic environment where adaptability is essential.
  • Strong written and verbal communication skills.
  • Detail-oriented with a high degree of accuracy.
  • Proficient in Microsoft Office Suite.
