Position Overview
BAYVILLE APARTMENTS
The Facilities Operations Manager is accountable for the comprehensive maintenance of the community, working under the guidance of the Property Manager. This role involves the oversight of all mechanical systems and the supervision of maintenance personnel. The Facilities Operations Manager will ensure the property is well-maintained and operational. Candidates must possess experience in facility management along with multifamily housing, which includes managing shared parking facilities and communal areas, as well as mixed-use commercial and office spaces. HVAC CERTIFICATION IS MANDATORY
Key Responsibilities
• Oversee and train all maintenance staff under your supervision.
• Manage hiring and termination processes in alignment with Drucker + Falk policies and under the Property Manager's direction.
• Provide guidance and document performance improvements for maintenance staff.
• Develop schedules and assign routine maintenance tasks to personnel.
• Ensure continuous maintenance coverage for emergencies and urgent work requests, including being available for emergency on-call status.
• Execute all tasks with a strong emphasis on safety, ensuring all staff members are trained accordingly.
• Conduct monthly safety meetings with staff and keep records of discussions.
• Regularly inspect buildings, grounds, and common areas to identify preventative maintenance needs, ensuring cleanliness and safety.
• Maintain a clean, safe, and organized maintenance shop and storage area, adhering to all OSHA regulations, including the Hazard Communication Program and relevant postings.
• Address maintenance requests in apartments as per work orders.
• Aim to complete all work orders within a 24-hour timeframe.
• Prepare vacant apartments for new occupancy in accordance with Drucker + Falk standards.
• Schedule and coordinate contractors for maintenance tasks, obtaining bids and proposals as necessary.
• Utilize contract labor when cost-effective, following approval from the Property Manager or Regional Property Manager.
• Adhere strictly to established budgetary constraints.
• Follow all purchasing guidelines and procedures set by Drucker + Falk.
• Maintain operating manuals, warranty documentation, and inventory records for parts replacement and availability.
• Stay informed about industry developments, including new products and cost-effective repair methods.
• Uphold the highest standards of resident relations.
• Complete and submit Monthly Preventative Maintenance Sheets.
• Monitor all Operations & Maintenance Programs (Asbestos, Lead-Based Paint, and Mold & Fungi) to ensure compliance and that all relevant personnel are informed when work may disturb these substances.
• The Facilities Operations Manager is also responsible for maintaining accurate records and reports related to these O&M programs to ensure full compliance.
• Ensure precision in all technical work phases.
• Perform additional duties as assigned.
Qualifications
Supervisory Role - Responsible for managing 0-8 employees within the Maintenance department, overseeing their direction, coordination, and evaluation in accordance with organizational policies and applicable laws.
The role may expose the employee to moving mechanical parts, toxic or caustic chemicals, outdoor weather conditions, and electrical hazards. Occasional exposure to wet or humid conditions, high places, fumes, extreme temperatures, and vibrations may also occur. The work environment typically has a moderate noise level.
Education and Experience Requirements - High school diploma or GED; or one to three months of related experience and/or training; or an equivalent combination of education and experience.
Valid driver's license CFC Certification CPO Certification Proficiency in Plumbing Carpentry Skills Electrical Skills Familiarity with OSHA regulations and SDS standardsAdditional Information
