Position Overview

We are seeking an experienced Portfolio Asset Supervisor to manage a select group of commercial office properties. This role will involve overseeing five distinct properties, necessitating occasional travel. The working hours are structured from 9 AM to 6 PM, Monday through Thursday, and 9 AM to 4 PM on Fridays. The position is primarily based in our Great Neck office, with regular field visits to the properties.

Key Responsibilities:

  • Effectively manage a portfolio of commercial office assets to enhance overall value and investment returns.
  • Formulate and execute comprehensive asset management plans aimed at improving net operating income (NOI) through operational efficiencies and revenue enhancement.
  • Oversee the annual budgeting process for income and expenses, ensuring precise forecasting and diligent tracking of capital and one-time expenditures.
  • Develop and implement annual leasing strategies, maintaining thorough documentation of leasing activities and market dynamics to guide decision-making.
  • Identify underperforming assets and collaborate with property management teams to devise and implement turnaround strategies that align with corporate objectives.
  • Monitor and ensure the achievement of key performance indicators (KPIs), focusing on rent collection rates, occupancy levels, and adherence to operating budgets, with an emphasis on optimizing NOI.
  • Review and approve lease agreements, renewals, terminations, and modifications, ensuring they positively impact the financial performance of the portfolio.
  • Assess operational efficiency and tenant satisfaction, identifying areas for improvement.
  • Act as a key liaison among property management, accounting, and senior management teams to ensure strategic alignment and accurate reporting.

Qualifications:

  • Bachelor's Degree in Real Estate, Finance, Accounting, or a related discipline.
  • A minimum of 5 years of experience in real estate asset management, demonstrating a successful track record of enhancing asset value and NOI.
  • Proven ability to excel in a dynamic environment, managing multiple priorities with initiative and independence.
  • Strong leadership and strategic thinking capabilities, with the ability to inspire and collaborate effectively with teams.
  • Exceptional communication skills, both verbal and written, with the ability to negotiate and build strong professional relationships.
  • Advanced analytical and problem-solving skills, with meticulous attention to detail.
  • Proficiency in financial modeling and analysis, along with a comprehensive understanding of real estate markets and trends.

Compensation:

Base salary ranges from $90,000 to $100,000, with potential for bonuses.
