Position Overview:

The Property Manager is responsible for overseeing all aspects of property operations. This role involves effectively managing personnel, activities, and resources to achieve the company's objectives while aligning with the owner's goals.

Key Responsibilities:

  • Conduct all business in compliance with company policies, Fair Housing regulations, and applicable laws.
  • Maintain an active real estate license as required by state regulations.
  • Review and approve invoices, coordinating with property owners for necessary funding.
  • Monitor rent delinquency and communicate with owners as needed.
  • Issue demand letters, initiate eviction processes, and represent the company in court as necessary.
  • Collaborate with maintenance teams to stay informed about property upkeep.
  • Assist owners with inquiries regarding financial statements.
  • Ensure completeness of lease files and proper execution of leases.
  • Maintain comprehensive records of management activities.
  • Conduct property inspections as required.
  • Secure owner approval for maintenance or repairs exceeding agreed limits.
  • Ensure accurate security deposit dispositions in accordance with state laws.
  • Conduct market surveys and provide insights on property pricing.
  • Show available properties to prospective tenants and negotiate lease terms.
  • Facilitate the lease renewal process.

Qualifications:

  • Valid Driver's License in Colorado.
  • Minimum of 2 years experience in Residential Property Management.
  • Real Estate License in Colorado.
