Position Overview:
The Maintenance Technician is responsible for executing preventive maintenance and addressing repair needs within commercial properties. This role involves both hands-on work and coordination with subcontractors to ensure all maintenance tasks are completed efficiently.
Key Responsibilities:
- Carry out scheduled preventive maintenance tasks.
- Perform all duties with a focus on safety and professionalism, ensuring timely and accurate completion.
- Conduct light electrical work, including maintenance of emergency lighting and exit signs.
- Oversee plumbing system repairs and maintenance.
- Maintain and restore both interior and exterior building finishes.
- Execute painting tasks for walls and trim, along with minor tile repairs.
- Utilize scissor lifts or boom lifts, and work from ladders for tasks such as bulb replacement and banner installation.
- Accurately complete and submit work orders and documentation through the CMMS.
- Ensure cleanliness and tidiness of facilities, including trash removal.
- Assist with landscape maintenance and other related duties as required.
Qualifications:
- High school diploma or equivalent; technical training or two-year college education preferred.
- Experience of two to five years in mechanical fields, including electrical and plumbing work.
- Possession of a valid driver's license.
- Ability to read and interpret safety regulations, operational instructions, and procedural manuals. Capable of writing routine reports and effectively communicating with groups.
- Strong problem-solving skills and logical thinking are essential.
- Adaptability to changing work conditions and the ability to work overtime on short notice.
- Self-motivated with the capacity to manage multiple tasks with minimal supervision.
Competencies:
- Experience and certification in operating scissor or boom lifts are preferred.
- Ability to follow instructions in various formats and address problems with multiple variables.
- Competence in basic mathematics, including algebra and geometry.
- Effective time management skills and productivity while working independently.
- Availability for emergency calls and required work hours.
- Strong communication skills to assess and meet client needs.
Physical Requirements:
This position requires the ability to stand, walk, use hands for handling tasks, and communicate effectively. Regular lifting of up to 25 pounds and occasional lifting of up to 50 pounds is necessary.
Work Environment:
Employees may encounter moving mechanical parts, electrical hazards, and various environmental conditions, including wet or humid areas and extreme temperatures. The noise level is typically loud, and work at heights is common.
