As a Service Manager, your primary responsibility will be to ensure the safety, comfort, and satisfaction of our residents by upholding the property’s physical and aesthetic standards. You will be tasked with providing prompt and effective solutions to maintenance-related challenges. Your contribution is vital in creating an atmosphere where luxury and convenience coexist, ensuring our residents feel at home.

Key Responsibilities
  • Lead and supervise a team of maintenance technicians, delegating tasks and offering guidance to guarantee efficient maintenance operations.
  • Conduct routine inspections of the property to pinpoint maintenance requirements, safety risks, and areas needing repair or enhancement.
  • Organize and prioritize maintenance requests, work orders, and preventive maintenance activities to reduce downtime and disturbances for residents.
  • Oversee the diagnosis, repair, and upkeep of mechanical, electrical, plumbing, HVAC, and other building systems and equipment.
  • Address equipment malfunctions and collaborate with external vendors or contractors as necessary to ensure timely issue resolution.
  • Maintain precise records of maintenance activities, including work orders, inventory levels, and equipment warranties.
  • Ensure adherence to all relevant safety regulations, building codes, and company policies and procedures.
  • Conduct regular safety inspections and training sessions for maintenance staff to promote a culture of safety awareness and compliance with best practices.
  • Respond swiftly to emergency situations, such as fire alarms, floods, or power outages, implementing appropriate measures to mitigate risks and ensure resident safety.
  • Manage inventory of maintenance supplies, tools, and equipment, ensuring adequate stock levels and proper storage to support maintenance functions.
  • Monitor maintenance expenditures and assist in developing and managing the maintenance budget, identifying opportunities for cost efficiencies.
  • Deliver exceptional customer service to residents by addressing maintenance requests promptly and professionally, providing status updates and resolutions as necessary.
  • Build positive relationships with residents through courteous and respectful interactions, demonstrating a commitment to fulfilling their needs and exceeding their expectations.
Qualifications
  • High school diploma or equivalent; trade school certification or relevant technical training is preferred.
  • A minimum of 3-5 years of experience in maintenance management, ideally within the property management or multifamily housing sector.
  • Strong understanding of building systems and equipment, including HVAC, plumbing, electrical, and mechanical systems.
  • Proven supervisory experience with the ability to lead, motivate, and develop a team of maintenance technicians.
  • Excellent problem-solving abilities and the capacity to prioritize and manage multiple tasks in a dynamic environment.
  • Knowledge of safety regulations, building codes, and maintenance best practices.
  • Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
  • Strong interpersonal and communication skills with a focus on customer service.
