Land Development Entitlement Specialist

Job Summary:
This role is responsible for assisting in the land development entitlement process by obtaining necessary permits and approvals for Sheetz Store Development Projects. The ideal candidate will have a strong understanding of jurisdictional ordinances and be able to interpret them for design and entitlement purposes.
Key Responsibilities:
- Review and interpret jurisdictional ordinances for design and entitlement purposes, identifying site feasibility concerns and providing preliminary development cost estimates.
- Facilitate project permit applications process with internal and external project stakeholders, including project completion documentation with state and local government agencies.
- Coordinate review of Site Plans with internal Real Estate and Engineering departments to ensure optimal layouts for Sheetz comply with state and local requirements.
- Identify engineering challenges related to entitlements and recommend engineering-related changes while coordinating directly with the internal Engineering department.
- Coordinate with internal design teams throughout the submission and review process to obtain municipal-specific preliminary architectural, mechanical, petroleum, and signage design plans.
- Coordinate site utility relocations and services with local private/public utility companies and the Sheetz Civil Engineering Department.
- Attend public municipal and governmental agency meetings along with the Entitlement Manager and/or Real Estate Team.
- Assist Construction Project Managers throughout the bidding and construction phases when required.
- Maintain critical project records utilizing Project Management software through coordination with internal teams on project bonding, payment of project fees, and required documentation.
Qualifications:
- Bachelor's degree in Engineering, Landscape Architecture, Project Management, Construction Management, or related field required.
- Minimum 2 years Project Management experience in Engineering, Real Estate Land Development, Construction, or related field required.
- Minimum 2 years Site Land Development Design or Engineering preferred.
- Professional Engineer, Landscape Architect, or Project Management Professional License preferred.
