Job Summary

We are seeking an experienced Senior Building Operator to manage and maintain a high-rise office building. The ideal candidate will hold a First Class Limited Stationary Engineer License and have at least 5-10 years of experience in building operations and building maintenance.

Key Responsibilities
  • Operate and maintain building heating and cooling equipment, including chillers, boilers, generators, and fire systems.
  • Perform advanced level activities of maintenance and troubleshooting on building automation systems, mechanical and electrical systems, pumps, valves, HVAC, plumbing, locks, doors, furnishings, flooring, and other equipment used in the operations of corporate headquarters and parking facilities.
  • Monitor computerized control systems to identify and resolve problems or emergency situations.
  • Oversee and/or perform preventive maintenance, repairs, and/or calibrations on equipment and facilities.
  • Prepare, maintain, and verify technical reports and logs, including work orders, project status reports, equipment modifications, repairs, and maintenance.
  • Provide guidance, training, and technical assistance to building operators and less experienced employees.
  • Collaborate with consultants, engineers, and contractors to ensure accuracy and completion of projects.
Requirements
  • Bachelor's Degree or specialized experience and training in maintenance and facility operations.
  • 6-10 years of related work experience operating and maintaining large building mechanical, electrical, and HVAC systems.
  • Experience using a variety of hand and power tools, electric meters, and other materials handling equipment.
  • Experience with and thorough knowledge of purchasing, materials management, and meter operations.
  • First Class Engineers License unlimited required.
  • Refrigeration and Boiler License required.
Working Conditions

Employee is subject to inside and outside environmental conditions. Working conditions include well-lighted, climate-controlled areas, outdoor weather conditions, wet or humid conditions, extreme cold, extreme heat, dust, fumes, gases, moving mechanical parts, potential electric shock, prolonged exposure to vibration, high-pitched noises/loud noises, unprotected heights, and frequent repetitive motion.

Travel and Driving

Travel in and around plant and office facilities and around job sites out of doors required. Employee may be assigned a company vehicle requiring the applicable driver's license.
