Position Title: Facilities Operations Engineer (DC 3rd Class)

Department: Operations

FLSA Status: Non-Exempt

Spectrum Management, LLC has been a key player in the Washington, DC metropolitan area for over 23 years, delivering a wide range of services including construction oversight, facility management, and property development. We are currently looking for Facilities Operations Engineers to monitor and interpret data from gauges, meters, and charts, while adjusting controls and equipment to guarantee the safe and efficient functioning of building systems.

KEY RESPONSIBILITIES:
  • Conduct troubleshooting, repairs, and preventive maintenance on energy management and electrical systems.
  • Monitor commercial facility operations using available Building Automation Systems.
  • Perform inspections of the facility to ensure optimal system operations.
  • Execute weekend DC 3rd Class Building Engineer checks as per regulations.
  • Oversee and guide building engineering and maintenance personnel.
  • Maintain cleanliness and order in Mechanical and Electrical rooms and associated equipment.
  • Conduct testing of life safety systems, emergency power systems, water treatment, elevators, and other necessary systems.
  • Implement the quality assurance program that governs quality, training, safety, and continuous improvement.
  • Identify potential process failures proactively and initiate corrective actions when necessary.
  • Operate, monitor, maintain, and repair the facility's HVAC, steam, chilled water, and sanitary-domestic water systems.
  • Address current environmental concerns related to indoor air quality, underground storage tanks, lead, radon, asbestos, and Legionella prevention.
  • Perform repairs and preventive maintenance on variable air volume boxes.
  • Troubleshoot HVAC units, conduct minor air and water balancing, and manage refrigerant recovery.
  • Conduct Quality Control inspections across all systems.
  • Carry out preventive maintenance and service calls as required during shifts.
  • Act as the senior representative at the facility during after-hours shifts.
  • Be cross-trained to operate and maintain multiple systems that provide heating, air conditioning, refrigeration, steam, or high-temperature water and electricity.
  • Conduct air volume and exhaust surveys and assist with overall air balancing.
  • Perform additional duties as assigned.
SUPERVISORY DUTIES: The Facilities Operations Engineer role may involve supervisory responsibilities based on site staffing requirements.QUALIFICATIONS:
  • High School Diploma or General Education Degree (GED).
  • Valid DC 3rd Class Engineers License is required.
  • CFC License is preferred.
  • Minimum of 5 years of experience in a commercial facility with similar roles and responsibilities.
  • Experience supervising an engineering or maintenance team of three or more is advantageous.

SKILLS AND COMPETENCIES:
  • In-depth knowledge of pneumatic and DDC control systems, along with HVAC operational requirements.
  • Ability to prioritize work requests based on departmental needs.
  • Proficient in hands-on tasks and quick decision-making in emergencies.
  • Strong written and verbal communication skills.
  • Familiarity with Microsoft Office Suite.
  • Ability to manage large volumes of data effectively.
  • Exceptional organizational and time management skills.
  • Capability to work independently or collaboratively within a team.
  • Meticulous attention to detail.
  • Proactive problem-solving approach.
  • Adaptability in a dynamic work environment.
  • Willingness to follow instructions diligently.
