Construction Site Operations Manager

This role is pivotal in overseeing, coordinating, and supervising the activities of construction personnel and subcontractors on-site. The Operations Manager collaborates with various stakeholders to establish construction requirements, formulate project timelines, and perform safety and quality inspections.

Moreover, the Manager is adept at foreseeing and addressing project challenges and risks, ensuring effective communication regarding these issues, proposing solutions, and working closely with the project team to resolve any complications.

Projects typically involve contract amounts ranging from $1,000,000 to $30,000,000.

Key Responsibilities

  • Oversee, coordinate, and supervise the activities of construction personnel on-site.
  • Collaborate with team members to define construction requirements and project timelines; manage project scope and budget; adjust project schedules to accommodate approved changes.
  • Uphold and advocate for established project standards, processes, and procedures; review and inspect work progress and construction sites to ensure compliance with specifications.
  • Interpret drawings and specifications to ascertain construction requirements and plan methodologies.
  • Anticipate and identify project challenges and risks, communicate these proactively, propose solutions, and collaborate with the project team to address issues.
  • Enforce adherence to safety and quality standards, processes, and procedures; conduct safety and quality inspections.
  • Organize weekly project status meetings (e.g., preconstruction, safety, etc.); document and distribute outcomes.
  • Maintain detailed records such as personnel, production, and operational data on construction documents.
  • Ensure compliance with contractual obligations to manage client expectations and uphold quality standards; identify opportunities for enhancement.
  • Foster positive client relationships to encourage future business opportunities.
  • Take personal responsibility for promoting a safe work environment by adhering to safety policies and procedures.
General Duties

  • Effectively manage any crises or emergencies.
  • Act as the primary on-site liaison with clients and their representatives.
  • Develop and maintain a comprehensive understanding of the scope and approach to assigned construction projects and identify change orders when necessary.
  • Assist the Project Manager in creating and implementing the project schedule.
  • Ensure quality workmanship and tolerances to minimize rework.
  • Confirm that the completed facility operates as intended.
  • Ensure proper management and scheduling of subcontractors.
  • Maintain a positive relationship with subcontractors to ensure their performance throughout the project.
  • Provide subcontractors with necessary resources to facilitate their work when required.
  • Maintain order and cleanliness on the job site.
  • Identify appropriate construction solutions as needed.
Supervisory Responsibilities

  • Collaborate with the Project Manager to ensure the selection and scheduling of personnel.
  • Work with the Project Manager to ensure the selection and scheduling of appropriate tools and equipment.
  • Motivate employees by providing constructive feedback.
  • Provide overall direction for all on-site activities.
  • Ensure punctuality and attendance of employees.
  • Foster a cooperative and team-oriented environment among employees.
  • Train and develop field engineers and foremen.
  • Identify potential leaders and provide development opportunities.
Project Efficiency

  • Coordinate daily/weekly work plans with foremen and employees.
  • Ensure that personnel and equipment are productive and fully utilized.
  • Confirm that the most efficient construction methods are employed.
  • Ensure that the construction site is properly maintained to facilitate ongoing activities.
Procurement

  • Coordinate all on-site purchasing in a timely and cost-effective manner.
  • Collaborate with the Project Manager to ensure timely delivery of materials.
  • Verify that delivered materials are checked for quality and quantity and are properly documented and stored.
  • Ensure that delivery tickets are marked with the appropriate cost codes and submitted weekly.
  • Coordinate with vendor representatives for installation procedures and startup services.
Administrative Duties

  • Ensure accurate completion of timesheets and forward them to the Project Manager daily.
  • Ensure comprehensive daily reports are electronically entered or forwarded for entry.
  • Complete Employee Evaluation Forms and forward them as directed.
  • Maintain on-site project files in an organized manner.
  • Keep construction as-built drawings updated as the project progresses.
  • Ensure quality startup documentation is forwarded to the Project Manager.
  • Ensure operators perform daily maintenance and document it in logs.
Safety

  • Conduct weekly toolbox talks and forward documentation to Human Resources.
  • Maintain the on-site safety program and related forms.
  • Conduct site-specific orientations for all employees and forward documentation to Human Resources.
  • Complete all necessary incident/accident reports.
  • Ensure compliance with the safety program among all employees.
  • Ensure that all employees are equipped with and wear proper PPE.
  • Review the site to ensure adherence to the safety program.
  • Ensure that all required signs and posters are properly displayed.
  • Meet with safety inspectors as per policy.
  • Ensure compliance with safety and quality programs among subcontractors.
  • Continuously monitor the site and address any safety issues that arise.
  • Collaborate with the Safety Director to develop a site safety plan early in the project.
Human Resources

  • Ensure compliance with company hiring procedures.
  • Process applications as directed by the Project Manager.
  • Implement employee terminations with guidance from HR.
  • Ensure timely disciplinary actions when necessary.
  • Work to enhance employee morale.
  • Conduct orientations for new employees.
  • Complete necessary paperwork for new hires.
  • Collaborate with the Project Manager to ensure proper development opportunities for field engineers.
  • Develop subordinate staff to allow for input to the company as needed.
Quality Assurance

  • Maintain the expected level of quality for the owner.
  • Collaborate with the Engineering Department to ensure timely design documents for construction.
  • Ensure that the project is constructed in accordance with plans and specifications.
  • Consult design engineers before making modifications to drawings.
Communication

  • Stay involved during planning, construction, and closeout phases.
  • Provide insights to the estimating department regarding project productivity and approach.
  • Maintain continuous communication with the Project Manager to ensure total cost awareness.
  • Foster open communication and relationships with foremen and workers.
Meetings

  • Attend monthly supervisor meetings.
  • Participate in preconstruction meetings.
  • Engage in on-site progress meetings.
  • Attend project closeout meetings.
  • Participate in owner/engineer requested meetings.
  • Attend weekly safety and quality meetings.
Required Computer Skills/Programs

  • Proficiency in Microsoft Windows.
  • Familiarity with Microsoft Outlook.
  • Knowledge of Internet Explorer.
  • Experience with ProCore.
  • Understanding of computerized scheduling.
Qualifications

  • Extensive knowledge of the construction industry; a minimum of seven years of supervisory experience in commercial, institutional, or healthcare construction.
  • Experience with commercial tenant build-out is advantageous.
  • Strong communication skills and effective project management abilities.
Training

  • Confined Space Training.
  • Excavation & Competent Person Training.
  • First Aid/CPR Certification.
  • Crane Safety & Rigging Training.
  • OSHA 30 Hour Certification.
Other

  • Overtime may be required.
