ROLE SUMMARY:

In collaboration with the manager and senior maintenance technician, the primary duty of the Maintenance Assistant is to ensure that all vacated units are thoroughly prepared to meet market standards promptly and according to the manager's schedule.


KEY RESPONSIBILITIES
TRAINING
  • Complete all required training courses by the specified deadlines. Commissions and bonuses will not be granted to individuals with overdue training.

GENERAL DUTIES
  • Conduct all activities in accordance with company policies and procedures, as well as state and federal regulations.
  • Inspect vacated units and complete necessary checklists for preparation. Notify the senior maintenance technician and manager of required services and repairs.

Regularly perform the following tasks to restore units to market-ready condition:

  • Check and replace light fixtures as needed.
  • Repair or replace windows, latches, screens, hinges, sliding doors, shelves, baseboards, mirrors, and closets.
  • Inspect appliances and report any issues to the senior maintenance technician.
  • Assist in the relocation or removal of appliances from units.
  • Produce keys as necessary.
  • Inspect faucets and sink plugs, repairing or replacing them as needed.
  • Assist with painting tasks as requested, including transferring paint from storage to units.
  • Repair or replace window treatments, ceiling fans, etc.
  • Patch plaster holes in walls and paint as required.

ADDITIONAL DUTIES:
  • Inspect bathroom tiles and perform minor repairs or replacements.
  • Change air conditioning filters.
  • Operate carpet cleaning equipment.
  • Assist during the removal of trash from units, including moving heavy items.
  • Replace locks on vacant units on the day of a new resident's move-in.
  • Produce new keys upon request.
  • Help maintain clean grounds at all times.
  • Assist maintenance staff as needed.
  • Deliver notices to all units.
  • Report supply needs to the manager or senior maintenance technician.
  • Perform other tasks as assigned by the manager or senior maintenance technician.

QUALIFICATIONS

Must meet all physical requirements and be able to follow directions.


WORK HOURS:

40 hours per week, typically from 8:30 a.m. to 5:30 p.m., Monday through Friday. Weekly schedules may vary as needed, and weekend work may be required.


EQUIPMENT REQUIREMENTS:

Employees in this role must be knowledgeable and skilled in the safe use and maintenance of cleaning supplies and tools, including mops, brooms, vacuum cleaners, carpet cleaning machines, buffers, ladders, hand tools, key-cutting machines, hand trucks, and wheelbarrows.


PHYSICAL REQUIREMENTS
  • Frequent need (66% to 100% of the time) to be on feet.

Must regularly perform the following physical activities:

  • Bend, stoop, squat, and kneel for routine cleaning and debris removal.
  • Climb stairs to access multi-level units.
  • Push or pull light furniture and appliances.
  • Reach above shoulder height for cleaning tasks.
  • Climb ladders for various duties.
  • Handle cleaning tools and equipment effectively.

WORKING ENVIRONMENT
  • Primarily indoors, with occasional outdoor tasks.
  • May be exposed to cleaning solvents, adhesives, and paint fumes.
  • Frequent need to work in awkward or confined positions.

REASONING ABILITY
  • Moderate. Must apply common sense to carry out simple instructions and deal with standardized situations with minimal deviations.
