Position Responsibilities:
The Residential Maintenance Specialist will report directly to the Community Manager and the Resident Services Supervisor. This role involves assisting in the overall upkeep and maintenance of the property.
Key Responsibilities Include:
- Engaging in all maintenance projects and attending training sessions as required.
- Conducting minor electrical repairs on appliances, fixtures, switches, and outlets.
- Performing basic plumbing tasks, including clearing drain blockages and replacing fittings.
- Replacing damaged tiles, screens, garbage disposals, fixtures, appliances, blinds, and locks.
- Painting interiors and exteriors as instructed.
- Executing minor carpentry tasks, such as fitting doors, repairing windows, and building shelves.
- Assisting with custodial duties, including cleaning common areas.
- Supporting grounds maintenance as directed.
- Helping with concrete, masonry, roofing, fencing, and signage repairs as needed.
- Participating in an emergency standby schedule for after-hours coverage.
- Assisting with inventory management and the use of maintenance supplies.
- Maintaining cleanliness and order in storage and maintenance areas.
- Completing work orders promptly, typically within 24 hours.
- Assisting in annual inspections of apartments.
- Helping prepare vacant units for new residents.
- Staying informed about vendor contracts and supplier agreements.
- Contributing to the overall appearance and condition of the community.
- Understanding shutoff locations for water and gas meters, as well as sewer cleanouts.
- Ensuring security of storage areas and entrances.
- Assisting with apartment check-in and check-out processes.
- Maintaining a safe work environment.
- Possessing a valid driver's license and insurance for business-related travel.
- Attending company-sponsored events that foster team development.
- Communicating effectively in English, and Spanish if applicable, to interact with residents and colleagues.
- Performing other duties as assigned by the Community Manager or supervisors.

Experience Requirements:
- A minimum of one year of relevant experience in property maintenance or a related field is required, with two or more years preferred.
- A high school diploma or equivalent is necessary, or a combination of three or more years of relevant experience and technical certifications.
Physical Requirements/Work Environment:
- Exposure to various weather conditions.
- Ability to stand, walk, push, pull, crawl, kneel, twist, and carry.
- Proficiency in using hands for maintenance tasks.
- Capability to drive and operate office equipment.
