Job Purpose

The Maintenance Assistant operates under the guidance of the Community Manager and/or Maintenance Manager, focusing on various maintenance, groundskeeping, and housekeeping tasks to ensure the community's cleanliness and appeal. This role is essential for the daily upkeep of the property, buildings, and surrounding areas.

Key Responsibilities

Groundskeeping Duties:

  • Maintain the landscape and grounds of the assigned property.
  • Ensure cleanliness around each building and the adjacent grounds.
  • Uphold a uniform appearance by removing debris from buildings and common areas.
  • Perform routine cleaning of building gutters.
  • Plant and care for flowerbeds, trees, and shrubs; mow lawns; apply fertilizers and pest control as needed.
  • Follow established procedures for maintaining tools and equipment, including lubrication and minor repairs.
  • Manage waste removal and trash collection.
  • May assist with pool maintenance tasks.
  • Clear snow and spread salt on walkways during winter conditions.

Make Ready and Housekeeping Duties:

  • Thoroughly clean vacated apartments as directed by the Maintenance Manager.
  • Maintain cleanliness in common areas on a daily basis.
  • Ensure amenities such as fitness centers, bathrooms, and clubhouses are kept in pristine condition.
  • Support the maintenance team with light work orders, including painting and appliance relocation.
  • Adhere to all safety and OSHA regulations.
  • Exhibit regular attendance and punctuality.

Additional Responsibilities:

  • Perform other duties as assigned.

Qualifications and Skills:

  • Basic knowledge of landscaping and grounds maintenance.
  • Effective written and verbal communication skills.
  • Availability to work flexible hours, including days, evenings, and weekends.
  • Commitment to supporting the core values of Bell Partners.
  • Ability to deliver exceptional customer service.
  • Capability to work collaboratively within a team environment.
  • Strong communication skills, both oral and written.

Education and Experience:

  • Minimum age of 18 years.
  • High School diploma or equivalent required.
  • At least 2 years of experience in groundskeeping within a multi-family setting.
  • Minimum of 2 years of landscaping experience.
  • HVAC/EPA certifications may be necessary depending on community requirements.

Compensation:

Hourly rate: $20.00. Performance-based incentive compensation opportunities are available.
