Job Overview

Position Summary: APD Construction, LLC, a prominent General Contractor, is in search of a seasoned and meticulous Senior Estimator. This pivotal role involves managing the complete preconstruction and estimating processes for both new builds and renovation projects across commercial, private, and governmental sectors. The Senior Estimator is tasked with creating precise budgets, detailed estimates, and thorough pre-bid packages while ensuring effective communication with all project stakeholders.

Key Responsibilities:

  • Leadership: Direct the estimating team throughout all stages of the estimation process, ensuring project estimates are both timely and accurate.
  • Document Analysis: Conduct comprehensive analyses of project drawings, specifications, and bid manuals to ascertain the scope of work and necessary documentation.
  • Estimate Development: Formulate extensive, full-scope estimates for new construction and renovation projects based on various bidding methods.
  • Risk Assessment: Thoroughly evaluate bid documents to identify potential risks and opportunities, effectively communicating findings to management.
  • Team Coordination: Organize and lead the bid/project team, providing strategic insights on construction methodologies, project timelines, and overall strategy.
  • Proposal Preparation: Assist in the development of technical proposals, ensuring they align with client expectations.
  • Quantity Takeoffs: Execute detailed quantity takeoffs for specific trades, ensuring precision and completeness.
  • Cost Estimation: Generate accurate labor, material, and production cost estimates, conducting comprehensive reviews with the estimating team.
  • Subcontractor Engagement: Solicit and assess subcontractor and vendor pricing, ensuring competitive and precise bids.
  • Contract Negotiation: Spearhead negotiations with subcontractors, securing advantageous terms that align with project objectives and budget constraints.
  • Site Involvement: Engage in project site pre-bid meetings, site tours, and post-bid discussions as necessary.
  • Technical Review: Conduct technical evaluations of plans and specifications to ensure project accuracy and completeness.
  • Cost Monitoring: Monitor and compare actual costs against estimated costs, maintaining a detailed project cost history for future reference.
  • Database Management: Oversee and maintain the subcontractor database, including managing subcontractor prequalification processes.
  • Relationship Building: Cultivate and sustain strong relationships with clients, design teams, subcontractors, suppliers, and other stakeholders, ensuring that APD Construction's core values are upheld and that customer expectations are consistently met or exceeded.

Qualifications:

  • Education: Bachelor's degree in Construction Management, Engineering, or a related discipline.
  • Experience: Minimum of 10 years in preconstruction/estimating and/or operations, with a strong focus on commercial construction projects, including new builds and renovations for both private and governmental sectors.
  • Technical Knowledge: Comprehensive understanding of civil/site construction, foundation and structural systems, framing, drywall, casework, doors, specialties, interior finishes, exterior wall systems, and mechanical and electrical systems.
  • Software Proficiency: Skilled in Microsoft Office, Bluebeam, AutoCAD 3D, and various takeoff software. Familiarity with bid management tools, online plan rooms, and database applications is highly desirable.
  • Skills: Exceptional organizational skills, excellent verbal and written communication, ability to manage multiple projects concurrently, and a proven track record in contract negotiation with subcontractors.
  • Other qualifications: Willingness to travel to job sites as assigned. Proficiency in Spanish is preferred.
