The Facilities Supervisor will guide and support the Maintenance Team, overseeing the Maintenance and Capital Improvement requirements of a designated FPI managed property. The primary goal is to fulfill the expectations of the Client, in alignment with the respective operational budget and management agreement.
Compensation: $30 - $31 / Hour
KEY RESPONSIBILITIES
This role involves managing a team of Maintenance personnel, which may include Technicians, Groundskeepers, and Housekeepers. The supervisor is accountable for the performance management of these team members.
- Implement a daily and preventative maintenance strategy to ensure the property remains in optimal, safe, and economical condition.
- Conduct daily inspections of the property and common areas to identify maintenance issues that need addressing.
- Ensure maintenance requests are completed within a 24-hour timeframe.
- Change air-conditioning filters biannually and during apartment turnovers.
- Perform semi-annual inspections of all apartments.
- Adhere to a preventative maintenance schedule.
- Be available for on-call maintenance, providing emergency services during evenings, weekends, and holidays.
- Respond to after-hours lockout service requests.
- Conduct maintenance inspections and repairs on vacant apartments to ensure they are ready for new residents.
- Maintain and repair any equipment owned by the property.
- Keep maintenance shops and storage areas organized and compliant with safety regulations.
- Secure all parts, inventory, and property equipment properly.
- Maintain an inventory of parts within budgetary constraints to facilitate necessary repairs.
- Wear the provided uniform during work hours.
- Provide all small hand tools necessary for routine maintenance tasks.
- Ensure timely completion of all tasks by maintenance staff to optimize labor costs.
- Prepare properties for potential regulatory inspections, including:
- NSPIRE (formerly REAC) National Standards for the Physical Inspection of Real Estate
- MOR (Management and Occupancy Review): Experienced in conducting Management and Occupancy Reviews, ensuring compliance with housing program regulations.
- TCAC (Tax Credit Allocation Committee) Compliance: Knowledgeable in TCAC compliance for affordable housing projects.
- CALFHA (California Housing Finance Agency) Inspections: Skilled in conducting inspections per CALFHA requirements.
- Collaboration with City, Bank, and Non-profit Partners: Proficient in working with various stakeholders to streamline processes and achieve project objectives.
- Adhere to all FPI policies and procedures.
- Perform additional duties as assigned by the Community Director.
Minimum Qualifications:
- At least 2 years of experience in a similar leadership role, preferably in Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction is also acceptable.
- High School diploma or equivalent required. Industry certifications (CAMT, NAHMS, NAHMT) are preferred.
- A valid Driver's License may be required, along with a good driving record and current motor vehicle insurance that meets state requirements.
- Ability to wear a respirator and be medically fit for duty, complying with FPI's facial hair policy.
- Proficient in English, with the ability to speak, read, and write effectively.
- May need to provide and maintain personal tools.
- Strong computer skills (MS Office, Google Apps, property management software, email, internet).
