Affordable Housing Assistant Community Director

FPI Management, Inc. is seeking a highly skilled and experienced Affordable Housing Assistant Community Director to join our team. As a key member of our property management team, you will be responsible for assisting the Community Director with the day-to-day operations of our affordable housing properties.
Key Responsibilities- Client Relations
- Maintain positive and professional relationships with clients, vendors, and residents.
- Ensure that client objectives and expectations are met.
- Maintain effective communication with applicants, residents, vendors, clients, and guests.
- Keep immediate supervisor informed of work progress and potential work problems.
- Operate the property in the absence of the Community Director.
- Responsible for training and onboarding of new leasing team members.
- Maintain occupancy levels as established by owner/budget expectations.
- Exhibit professional leasing techniques.
- Assist with the completion of monthly market surveys and analysis.
- Implement advertising and marketing strategies for the apartment community as needed.
- Assist the Community Director in maximizing revenue potential of the property.
- Manage lease expirations and timely turnover.
- Accurately process vendor invoices and manage accounting month end.
- Maintain resident files, including forms, leases, and documents.
- Responsible for the daily integrity and confidentiality of resident files.
- Ensure that documents and reporting systems are maintained, updated, and organized.
- Ensure compliance with Risk Management items through the following of FPI Standard Operating Procedures.
- Report timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.
- Assist residents with reporting of maintenance needs.
- Document facility and maintenance needs and ensure timely completion.
- Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
- Consistently and fairly enforce community rules and regulations.
- Comply with all Fair Housing Laws and FPI policies and procedures.
- Promote a professional image by adhering to FPI Management's Dress Code Policy.
Minimum Requirements:
- Must have experience in affordable housing programs, including LIHTC, HUD programs, USDA-Rural Development, HCD, HOME Funds, and Bonds.
- Minimum 1 year of experience in a similar supervisory role, preferably within Residential Property Management.
- High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.
- Valid Driver's License, a good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
- Must be proficient in speaking, reading, and writing in English.
- Strong computer skills (MS Office, Google Apps, property management-related software, email, internet).
