Responsibilities of the Maintenance Manager:
- Lead and develop objectives for the maintenance team, collaborating with other managers and supervisors to ensure a cohesive approach to task completion and problem-solving.
- Possess knowledge of OSHA regulations, local, state, and federal codes, as well as building, electrical, plumbing, and trade standards.
- Effectively allocate labor, prioritize tasks, and manage time to ensure the maintenance team meets departmental goals for work order completion and problem identification.
- Oversee, schedule, and inspect maintenance work, ensuring proper requisition of supplies and materials.
- Maintain staffing levels through effective recruitment and selection processes, mentoring staff through performance evaluations and educational opportunities.
- Ensure the operational integrity of all systems, including heating, cooling, plumbing, and electrical systems, as well as the overall condition of the facilities.
- Provide training for maintenance personnel on operational procedures, equipment handling, and safety practices.
- Assist in the preparation of the annual operating and capital project budgets for the department.
Qualifications:
- High School diploma or equivalent.
- Proficiency in one or more trades (e.g., carpentry, plumbing, electrical work) with a minimum of six years of maintenance experience.
- Understanding of construction practices and building codes.
- Strong project management skills.
- A minimum of four years of supervisory experience is essential.
- Ability to manage labor allocation, prioritize tasks, and interpret blueprints and specifications.
- Valid Pennsylvania Driver's License is required.
- Excellent communication skills across all staff levels.
- Strong organizational, written, and verbal skills, along with computer proficiency.
