Job Title: Director, AMH Purchasing

At American Homes 4 Rent, we're committed to simplifying the experience of leasing a home through professional management and maintenance support. As a key member of our team, the Director, AMH Purchasing plays a vital role in developing, leading, and executing purchasing and vendor strategies.

Responsibilities:
  • Develops and executes procurement strategies to ensure timely and cost-effective delivery of materials and services.
  • Analyzes market conditions to determine present and future material availability and competitive pricing.
  • Prepares and issues purchase orders and change notices, reviewing claims and contracts for conformance.
  • Negotiates and contracts with subcontractors and vendors, ensuring compliance with established contracts and agreements.
  • Monitors trade partner performance and assists in efforts to ensure compliance with contract requirements.
  • Conducts pre-construction meetings to review scope of work and creates timelines and budgets for projects.
  • Assists in monthly budget reviews and validates material takeoffs.
  • Researches new products and processes from a cost and value basis, identifying opportunities to reduce costs.
  • Prepares and maintains comparative feature analysis, identifying alternative features and their cost differential.
Requirements:
  • Bachelor's degree in Business, Finance, Engineering, Building Science, Construction Management, or a related field.
  • Minimum of four years of related purchasing or procurement experience.
  • Minimum of four years of budget management experience, including analyzing direct costs to maintain or improve budgets.
  • Minimum of three years of supervisory experience managing direct reports.
  • Valid driver's license and satisfactory driving record.
  • Two or more years of homebuilding industry experience preferred.
