Job Title: Senior Land Development Manager

Location: Dallas, TX

Department: Land Development

Reports to: Vice President

Compensation: $120k-$150k + 20% bonus.

Land Development Manager Job Summary:

As a highly organized and results-driven Land Development Manager, you will be responsible for leading our land development team in Dallas, TX. Your primary focus will be on managing site development from the initial planning stages through construction completion, ensuring timely delivery of finished lots for home construction.

Main Responsibilities:

  • Land Development Strategy: Develop and execute comprehensive land development strategies, including site preparation, utility installation, road construction, and permitting.
  • Contractor Oversight: Manage relationships with contractors, engineers, and consultants to ensure that all site work is completed to specification and within budget.
  • Financial Management: Develop, track, and manage project budgets for site development, reviewing and approving bids, contracts, and change orders.
  • Regulatory Compliance: Ensure that all land development activities comply with local, state, and federal regulations.
  • Progress Monitoring: Conduct regular site inspections to monitor progress, quality of work, and adherence to safety standards.
  • Project Scheduling: Create and maintain detailed project schedules, coordinating with internal construction teams to deliver finished lots for homebuilding.
  • Risk Management: Identify and address potential risks, developing contingency plans to mitigate them.
  • Team Collaboration: Work closely with the land acquisition, construction, and sales teams to ensure a seamless transition from land acquisition to lot delivery and homebuilding.
  • Environmental Protection: Implement and monitor erosion control, stormwater management, and environmental protection measures.
  • Reporting and Communication: Provide regular updates on project status, budget tracking, and progress to senior management.
