**Job Summary**
We are seeking an experienced Assistant Property Manager to join our team at Healthpeak Properties, Inc. The successful candidate will be responsible for providing administrative support to the Senior Property Manager and contributing to the overall success of our commercial real estate portfolio.
Key Responsibilities:
- Tenant Relations: Develop and maintain strong relationships with tenants and decision-makers to ensure excellent customer service and resolve any issues promptly.
- Portfolio Management: Assist in the coordination and implementation of tenant outreach programs, monitor work orders and preventative maintenance tasks, and analyze trends to recommend action plans for improved service delivery.
- Financial Management: Review, code, and submit vendor invoices, prepare purchase orders and service agreements, and maintain up-to-date data on tenant contact information, building records, and lease file information.
- Operations: Assist in the preparation of monthly property financials, provide recommendations for property budgets, and inspect properties to identify areas for improvement.
- Market Research: Assist in the collection and coordination of market data, including market rents and operating expense estimates.
- Pre- and Post-Move Process: Coordinate all phases of the pre- and post-move process to ensure a smooth transition for tenants.
- Vendor Management: Schedule meetings with vendors and facility maintenance teams as needed.
- Compliance: Ensure operational compliance with vendor contract reviews, insurance certificate compliance, and tenant contact audits.
- Receivables: Regularly review receivable reports and follow up on delinquent payments.
Requirements:
- Education: Bachelor's degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferred.
- Experience: Minimum of 3 years of experience in commercial real estate property management.
- Skills: Advanced Word experience, including PowerPoint, Excel PivotTables, VLOOKUP, Teams, Zoom, and Data Tables preferred. Ability to multi-task and prioritize tasks, experience in the analysis of operational and financial data, and strong initiative and sense of personal responsibility.
- Communication: Excellent organizational, written, and verbal communication skills.
- Salary: Base Salary (based upon, and subject to, candidate experience): $73,000 - $88,000.
