The Housing Authority of Kansas City, Missouri is in search of qualified individuals for the role of Property Management Assistant. This position entails supporting managerial and administrative functions related to the oversight and operation of Authority properties.

KEY RESPONSIBILITIES

1. Adheres to all federal regulations and Authority policies.

2. Represents the Authority with professionalism and integrity, embodying its values and mission.

3. Assists in enforcing occupancy guidelines; conducts orientations for new residents; showcases available units, explains lease agreements, and informs residents about all relevant Authority policies and procedures.

4. Accurately assesses residents' family income; determines appropriate rent amounts, eligibility, deductions, continued occupancy, and unit size in line with occupancy standards.

5. Collects rent and maintains precise records for all payments, security deposits, and additional charges; reviews daily account receivable reports and documents actions taken on delinquent accounts.

6. Proactively manages recertifications throughout the month; ensures timely delivery of notification letters for annual and interim recertifications.

7. Sends out delinquency notices, eviction letters, rent adjustment notifications, and other necessary correspondence to residents as required.

8. Aids in the preparation of documentation for resident files and property management; ensures that all new move-in files are thorough and organized.

9. Completes tasks efficiently while maintaining high-quality standards.

10. Engages in counseling residents who may not be adhering to policies or who face economic, social, legal, health, or other challenges, referring them to appropriate social service staff or agencies when necessary, and documenting interactions in resident files.

11. Conducts inspections of annual, special, and vacant units to evaluate property conditions and identify necessary repairs and associated costs.

12. Assists the Property Manager in showcasing vacant units to potential residents, aids in processing applications, provides pricing information, describes unit features, discusses lease terms, and communicates property and community amenities as well as available neighborhood services.

EDUCATION AND EXPERIENCE REQUIREMENTS

A high school diploma or GED is required, with a preference for an Associate degree in Business, Public Administration, or Social Sciences from an accredited institution. Candidates should possess at least two (2) years of progressively responsible experience in management or administrative roles within property management or low-income housing, or an equivalent combination of education, training, and experience that enables them to fulfill the essential duties of the position. The following certifications must be obtained within one (1) year of employment or within another allowable timeframe as authorized by the Executive Director or their designee: § Occupancy Standards § Rent Calculation § Fair Housing § Enterprise Income Verification System (EIV) § Uniform Physical Condition Standards (UPCS)
