Position Summary:
The Site Manager will oversee the construction site operations, ensuring that projects are completed on schedule and within budget. This role includes managing subcontractors and vendors throughout the development process until project completion. The Site Manager is expected to align with the approved budget for each project to fulfill the company's strategic objectives.


Key Responsibilities:

  • Engage in preconstruction planning as necessary.
  • Facilitate initial meetings with subcontractors to outline project scope.
  • Develop a Site Utilization Plan detailing the layout for job-site offices, material staging areas, portable restrooms, and temporary power setups.
  • Organize and schedule job tasks effectively.
  • Inform the Director of Construction about significant risks associated with each project and document any incidents.
  • Implement and uphold the Sage Homes Quality Control Program and associated scopes of work.
  • Utilize project management tools such as Builder Trend and Smartsheet to track all project activities.
  • Ensure construction adheres to plans and specifications, avoiding deviations without proper authorization.
  • Advise on project completion to facilitate contractor payments.
  • Review project budgets quarterly.
  • Actively contribute to the creation of the Project Schedule and provide weekly updates to the Director of Construction.
  • Conduct safety meetings and prepare relevant agendas.
  • Enforce all safety protocols established by Sage Homes.
  • Secure the site and buildings at the end of each workday.
  • Maintain oversight to ensure timely completion of each building according to the construction schedule.
  • Keep a three-week look-ahead schedule updated in Smartsheet.
  • Hold weekly meetings with subcontractors to discuss safety and quality control measures.
  • Ensure a safe working environment for all personnel on site.
  • Manage the inspection process throughout the construction phase.
  • Prepare units for client walkthroughs and conduct turnover inspections with buyers.
  • Report weekly on site development activities to the Director of Construction.
  • Perform additional duties as assigned.

Qualifications:

  • High School Diploma or GED is required.
  • A Bachelor's degree in construction management is preferred.
  • Experience in multi-family construction is required, with a preference for multi-story apartment or condominium projects.
  • A minimum of 5 years of construction experience, including at least 2 years in a supervisory role.
  • Proficiency in reading architectural, structural, and MEP plans is essential.
  • Familiarity with construction management software; knowledge of Builder Trend or Smartsheet is advantageous.
  • Must possess a valid driver's license and reliable transportation.
  • Experience in multi-family projects is preferred.

Physical Requirements:

  • Ability to walk, stand, and climb stairs on construction sites.
  • Willingness to work in various weather conditions.
