Job Overview

Gross Residential is seeking a seasoned professional to lead the operations of apartment communities in the Charlotte, North Carolina area. This role involves managing a team of Regional Managers and conducting on-site visits to assigned properties.


The successful candidate will be responsible for the overall direction, coordination, and evaluation of business units, including recruitment, leasing strategy, capital improvement projects, and property performance. This individual will report to the Director of Apartment Management and will have frequent contact with owners.


Key Responsibilities:

  • Develop and execute strategies related to property management operations by directing team members on the assigned portfolio of properties.
    • Implement and improve policies, procedures, and practices to enable each property to meet and exceed budgeted financial goals and achieve operational performance and personnel objectives.
      • Manage vendor contracts and capital improvement work scopes.
        • Provide leadership to the team of Regional Managers and Property Managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.
          • Ensure that the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
            • Produce timely reporting and ongoing communication about the performance of the properties and respond quickly and with urgency to concerns, questions, issues, and requests.

Preferred Qualifications and Skills

  • Strong focus, high level of sensitivity, and competence with risk management.
    • Manage customer service through multiple teams while monitoring revenue and occupancy.
      • Exceptional written and verbal communication skills.
        • Ability to impact and influence people and processes.
          • Detailed knowledge of Fair Housing.
            • Bachelor's or Master's Degree in a related discipline.
              • 10-15 years of experience in the management and leadership of multi-site operations, preferably in the multi-family industry or a related field organization, e.g. retail, automotive, hospitality.
