We are seeking a highly skilled and experienced Maintenance Director to join our team at Skilled Nursing of San Jose. As a key member of our operations team, you will be responsible for ensuring the smooth day-to-day operation of our facilities, including maintenance, repairs, and upkeep.
Key Responsibilities- Maintenance and Repairs: Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscape, carpentry work, painting, and equipment repair.
- Facilities Management: Ensure walls, floor coverings, doors, windows, furniture, woodwork in the common areas of the community are properly maintained and repaired.
- Vacated Room Maintenance: Repair and maintain vacated rooms in a timely manner which includes painting walls and cleaning carpets.
- Plumbing and Electrical: Responsible for all in-house plumbing, e.g. sinks, toilets and bathtubs, and minor electrical work within units and in common areas, e.g. light switches, wall outlets, garbage disposals, etc.
- Painting and Floor Care: Responsible for painting of all apartments and common areas, and repair, clean and maintain all carpet, floor coverings and furniture.
- Work Order Management: Responsible for completing all work orders in a timely manner – noting any other work completed at the location but not listed on work order.
- Safety and Compliance: Document safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines.
- Vehicle Maintenance: Preventative maintenance and cleaning of the community vehicles (busses, cars, and vans).
- Inspections and Testing: Inspect apartments at time notice to vacate is given for any necessary work (i.e. carpet replacement), and conduct monthly, quarterly, semi-annual and annual testing and maintenance to community equipment as appropriate. Examples: Kitchen equipment, hot water heater, exhausts systems, etc.
- Emergency Response: Responds immediately and appropriately to all accidents and emergencies, based on established protocol.
- Emergency Systems: Maintain and test all emergency call systems including pendants or any other accessory type devices, and test all emergency call peripheral equipment prior to move in.
- Generator Maintenance: Where applicable conduct weekly checks and maintenance to back up permanent mounted or portable generator.
- Training and Development: Assist with training and development of safety procedures and hazard communications.
- Staff Supervision: Responsible for the direction, training and support of all other direct report staff as assigned.
- Education: H.S. Diploma or equivalent. (Must be at least 18 years of age)
- Experience: 1-3 years related experience or training; or equivalent combination of education and experience required.
- Skills: Proven ability to manage vendors for maintenance projects as needed, demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills.
- Certifications: HVAC Certification preferred.
- Experience: Prior supervisory or managerial experience preferred, senior living maintenance experience preferred.
