Bozeman offers an unbeatable quality of life with its outdoor recreation, welcoming atmosphere, and growing economy. You'll be at the center of a dynamic, growing community, fostering resident engagement and creating memorable experiences.

We're seeking a proactive and experienced Maintenance Supervisor to be a hands-on leader that will oversee the maintenance and upkeep of our property including the interior and exterior of the buildings, grounds, amenities and common areas while ensuring all work is carried out to the highest standards.

Key Responsibilities:

  • Manage the make-ready process for vacant apartments, ensuring they are prepared for new residents. This includes conducting pre-move-out inspections, creating a list of necessary maintenance tasks, coordinating with vendors and contractors, obtaining supplies, completing required repairs, and inspecting the finished work.
  • Establish cleanliness and appearance standards for the grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, trash areas, parking lots, and other common areas, ensuring they align with the high quality and standards set by the company.
  • Manage and inspect work performed by contractors, vendors, and other service providers.
  • Monitor and manage the maintenance inventory, ensuring that supplies are available when needed and within budget constraints.
  • Complete monthly preventative maintenance tasks.
  • Support cost-saving initiatives by prioritizing repairs over replacements, minimizing waste, and ensuring tools and materials are used efficiently.
  • Lead regular safety meetings, ensures that MSDS sheets are up-to-date and accessible, and remain informed about OSHA and other safety regulations to ensure community compliance.
  • Provide excellent customer service by treating residents and team members with respect, addressing maintenance-related inquiries and complaints promptly, and handling work orders with efficiency and urgency.
  • Regularly inspect the property to assess its condition, spot potential safety concerns, and identify any maintenance or code violations.
  • Conduct detailed inspections of vacant units before move-ins to confirm readiness.
  • Utilize community management software efficiently and ensure adherence to company guidelines for all property operations.
  • Communicate regularly with the Community Manager to keep them updated on maintenance status, team progress, and any emerging issues.
  • Willingness to participate in the on-call rotation for after-hours emergencies and help with snow removal as necessary.
  • *All other duties as assigned.

What We're Looking For:

  • At least 1 year of experience in supervisory role within maintenance.
  • Minimum of 3 years as a maintenance technician, with hands-on experience in the field.
  • Must have a valid driver's license and reliable transportation.
  • Excellent communication skills, both written and verbal.
  • Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple projects at once.
  • Familiarity with Microsoft Office and property management software (Yardi).
  • A solid understanding of plumbing and electrical systems.
  • Ability to lift up to 50 pounds and perform physically demanding tasks.
  • Comfortable standing/walking for long periods of time.
  • Ability to work in varying weather conditions while performing outdoor tasks.

Why You'll Love it Here:

  • Be part of a growing and vibrant community in beautiful Bozeman, Montana.
  • Opportunity to make a significant impact on residents' lives and the overall community experience.
  • Competitive salary and benefits package, including paid time off and a housing discount.
  • Reimbursement of health insurance expenses.
  • 401k with employer match.
  • Maternity and parental leave.
  • A supportive and collaborative work environment.
