We are seeking a highly skilled Maintenance Supervisor to join our team at Roundhouse Communities LLC.
This is a full-time position with competitive pay and benefits, including a salary of $28.00 - $35.00/hour, plus bonuses, and a 50% housing discount.
Responsibilities- Oversight of maintenance technicians, groundkeepers, or housekeepers, including assigning work orders, providing guidance and training when necessary, and creating daily make-ready schedules that include scheduling vendors as required.
- Assistance in routine maintenance and oversight of complex repairs performed by maintenance technicians.
- Regular inspections of property to identify maintenance needs, safety hazards, and code violations.
- Ensuring compliance with safety regulations and other relevant laws, regulations, and standards.
- Maintenance of accurate records of maintenance projects, including work orders, preventative maintenance, invoices, maintenance schedules, and employee trainings.
- Conducting vacant ready walks on all units marked âready for move inâ prior to move in.
- Oversight of large capital projects and renovation schedules to ensure goals are met.
- Monitoring and managing maintenance inventory based on property needs while staying within budget.
- Assistance with vendor management and coordination with outside contractors and service providers as necessary.
- Communication with Community Manager regarding overall property maintenance condition, status, and staff.
- Participation in after-hours emergency on-call rotation as scheduled and snow removal when required.
- Two years of supervisory experience.
- Three years of experience as a maintenance technician.
- Excellent time management skills and ability to prioritize work.
- Strong written and oral communication skills.
- Basic computer skills, including proficiency in Microsoft Office and property management software.
- Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
- Valid driver's license and reliable transportation.
- Able to lift and carry up to 50 pounds.
- Able to stand, walk, and climb ladders for extended periods of time.
- Able to work in outdoor environments in all weather conditions.
