Job Title: Senior Superintendent - Multi-Family Construction

Job Summary:

We are seeking an experienced Senior Superintendent with a proven track record in multi-family construction to join our team. The ideal candidate will have a minimum of 10 years of hands-on experience overseeing the successful completion of multi-family residential projects. As the Senior Superintendent, you will be responsible for managing all aspects of construction operations, ensuring adherence to schedules, budgets, quality standards, and safety regulations. This role requires strong leadership, problem-solving skills, and attention to detail to deliver high-quality projects on time and within budget.

Responsibilities:
1. Lead the planning, coordination, and execution of all construction activities for multi-family residential projects, from groundbreaking to project closeout.
2. Oversee site operations, including scheduling, subcontractor coordination, material procurement, and quality control, to ensure project milestones are met on time and within budget.
3. Collaborate closely with project managers, architects, engineers, and subcontractors to interpret design plans, resolve technical issues, and implement effective construction strategies.
4. Conduct regular site inspections to monitor progress, identify deviations from plans, and implement corrective actions as necessary to maintain project standards and specifications.
5. Manage project budgets, track expenses, and approve change orders in accordance with project requirements and financial guidelines.
6. Ensure compliance with all safety regulations and company policies, conducting safety meetings, implementing safety protocols, and addressing safety concerns promptly to maintain a safe working environment.
7. Provide leadership and guidance to on-site personnel, including foremen, tradespeople, and subcontractors, to optimize productivity, morale, and performance.
8. Communicate effectively with project stakeholders, including clients, architects, consultants, and regulatory authorities, to provide updates on project status, address concerns, and solicit feedback.
9. Manage project documentation, including daily reports, progress photographs, RFIs, and submittals, to maintain accurate records and facilitate project closeout processes.
10. Identify opportunities for process improvements, cost savings, and efficiency enhancements throughout the construction process, implementing best practices and lessons learned from previous experiences.

Qualifications:
1. Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
2. Minimum of 10 years of experience in construction management, with a focus on multi-family residential projects.
3. Proven track record of successfully managing multiple projects concurrently, from pre-construction through project closeout.
4. Strong knowledge of construction methods, techniques, and materials used in multi-family residential construction.
5. Excellent leadership abilities, with the capacity to inspire and motivate multidisciplinary teams to achieve common objectives.
6. Exceptional communication skills, both verbal and written, with the ability to interact effectively with diverse stakeholders.
7. Proficiency in construction management software, scheduling tools, and Microsoft Office Suite.
8. Demonstrated commitment to safety, quality, and regulatory compliance in all aspects of construction operations.
9. Ability to travel to project sites as needed and work flexible hours to accommodate project requirements.
10. Relevant certifications, such as OSHA 30-Hour Construction Safety Certification or LEED accreditation, are desirable but not required.
