Title: Preventive Maintenance Specialist

Salary: $22-$23 per hour

JOB PURPOSE

Under limited supervision, performs a variety of semi-skilled work for preventive maintenance and minor repairs related to homes and offices of all properties owned or leased by The Arc Southern Maryland and its affiliate Western Chesapeake Properties. Ensure that all properties meet regulatory requirements and offer tenants and employees a safe living and work environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Inspects all properties monthly/quarterly/semi-annually/annually for deficiencies utilizing associated checklists and protocols. Perform minor repairs, and submits maintenance requests for all other deficiencies, and escalates identified safety and fire hazards.
  • Assist Facility Maintenance Supervisor with HUD Quarterly Inspections.
  • Assist maintenance specialists with projects as directed by his/her supervisor.
  • Maintains appropriate levels of inventory for commonly used supplies,
  • Processing purchase requisitions for acquired materials to complete preventive tasks by following established purchasing guidelines.
  • Prepares documents for equipment disposition and assists with affixing asset tags as directed by the Property & Facility Manager.
  • Provides aide to staff to adapt the living arrangements of the homes to suit the resident’s needs (e.g., moving furniture, personal belongings, discarding materials).
  • Maintains storage and work areas in an organized safe and secure manner.
  • Independently prioritizes tasks and work schedule.
  • Communicates to his/her supervisor any identified regulatory violations and associated corrective actions taken if a critical violation.
  • Participates in meetings as requested by his/her supervisor.
  • Attends and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs.
  • Is available for emergency calls per rotation schedule.
  • Other duties as required.
ADDITIONAL DUTIES AND RESPONSIBILITIES
  • Accomplishes all tasks as appropriately assigned or requested.
  • Attends and passes all required training for HUD related homes (National Center Management Housing (NCHM) as well as other trainings deemed requirements by the Arc Training Department.
EDUCATION AND EXPERIENCE
  • Demonstrated knowledge of building trade repairs, purchasing procedures and practices, work safety requirements and general maintenance procedures.
  • High school graduation or equivalent of apprentice program or trade school in the building trades.
  • Five years of prior experience in the facility/property maintenance field.
  • Basic knowledge of Microsoft Word and Excel or similar productivity software.
JOB KNOWLEDGE, SKILLS AND ABILITIES
  • Knowledge in building repair and maintenance trades, to include materials, methods, equipment and tools.
  • Ability to perform rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
  • Skill in reading and following blueprints and assembly instructions.
  • Knowledge of purchasing procedures and practices.
  • Knowledge of work safety requirements and management.
  • Must be able to negotiate physical environment where the work is to be performed.
  • Ability to plan work, organize, and maintain workflow while maintaining flexibility to deal with varied tasks and priorities.
  • Ability to work in a professional manner with a wide variety of individuals including the people receiving supports, staff, board members, applicants, families and the public.
  • Demonstrated ability to communicate clearly and concisely, both orally and in writing and using technology.
  • Demonstrated ability to follow directions and act accordingly.
  • Demonstrated ability to complete assigned tasks and duties with minimal supervision.
  • Valid driving license with a good driving record and use of a personal vehicle if agency vehicle is not available.
  • Assisting with transferring assets or transporting supplies to home/office sites as needed.
  • Demonstrated ability to use technology to perform job duties. Such technology would include the following: computer, smart phone, Microsoft Office Suite.
  • Pass the NCHM Maintenance Technical Aptitude Test (MTAT).
  • Must pass the criminal background check mandated by the State of Maryland.
  • Working knowledge of relevant building codes and ordinances.
