Job Summary:

The Director of Asset Management holds a key role in optimizing Overall Equipment Effectiveness (OEE), ensuring efficient equipment monitoring, implementing predictive maintenance strategies, and enhancing the reliability of the company's equipment. Additionally, this position oversees all aspects of AZEK's Tool & Die operations and collaborates closely with operations, engineering, and R&D to ensure timely new product launches. The ideal candidate will have a strong background in maintenance management systems, tooling & extrusion operations, and continuous improvement to drive efficiency and reliability across the organization.

Performance Objectives:

  • Conduct a comprehensive analysis and improve current maintenance practices and preventive maintenance schedules (PMs) within first 3 months and identify gaps for improvement.
  • Implement strategies to improve Overall Equipment Effectiveness (OEE) across all production lines & blending operations (20% improvement target over current baseline).
  • Complete a thorough assessment of current critical equipment and identify strategies for predictive maintenance. Develop a comprehensive plan, including budget, timeline and resource allocation.
  • Select appropriate predictive maintenance technologies (e.g., sensors, data analytics software, etc.) and implement a pilot program on a subset of critical equipment within the first 4 months. Monitor and evaluate pilot results, making any necessary adjustments.
  • Equip key critical equipment with necessary sensors & data collection devices. Integrate data analytics systems for real time monitoring and predictive analysis. Ensure seamless data flow and analytic capabilities.
  • Develop and implement training programs for maintenance staff on predictive maintenance tools and techniques. Establish new maintenance process and workflows based upon predictive insights.
  • Establish and maintain robust equipment monitoring systems to track performance metrics and identify areas for improvement.
  • Collaborate with cross-functional teams to analyze equipment downtime and develop solutions to minimize disruptions.
  • Develop and manage maintenance budgets, ensuring cost-effective strategies and optimal resource allocation.
  • Evaluate and recommend new equipment and technologies to enhance operational efficiency and reliability.
  • Monitor industry trends and advancements in maintenance practices to drive continuous improvement initiatives.
  • Conduct a thorough assessment of current tooling operations. Identify requirements for in-house operations (equipment, space, workforce). Develop a comprehensive transition plan, including budget, timeline, resource allocation and criteria for acquisition or internal development within the first 4 months.
  • Develop a robust system to maintain and track existing tooling assets and future project needs. Conduct due diligence on potential acquisition targets.
  • Lead and manage the tool and die operations team, including toolmakers, machinists, and technicians, to ensure efficient production and maintenance of tooling equipment.
  • Collaborate with engineering and design teams to review and approve tooling designs, ensuring they meet quality and performance standards.
  • Oversee the scheduling and prioritization of tooling projects to support production requirements and minimize disruptions.
  • Conduct regular inspections and audits of tooling equipment to identify maintenance needs, address issues proactively, and ensure compliance with safety regulations.
  • Work closely with the operations, engineering and R&D on executing required tunning and process improvements.
  • Analyze production data, identify trends, and implement corrective actions to enhance productivity, quality, and cost efficiency.
  • Develop and maintain relationships with vendors and suppliers to source tooling materials and components and manage inventory levels.
  • Stay current with industry trends, technologies, and best practices in tool and die operations and extrusion processes to drive continuous improvement initiatives.
Qualifications:
  • Bachelor's degree in Mechanical Engineering, Industrial Engineering, or related field (10+ years of supervisory experience required).
  • Proven experience in maintenance management, with a focus on improving OEE, predictive maintenance, and equipment reliability.
  • Strong knowledge of manufacturing processes, equipment maintenance strategies, and reliability engineering principles.
  • Proficiency in implementing maintenance management systems (CMMS), data analytics tools, and predictive maintenance technologies.
  • Analytical mindset with a focus on data-driven decision-making and continuous improvement.
  • Certifications such as Certified Maintenance and Reliability Professional (CMRP) or Certified Reliability Engineer (CRE) are a plus.
  • Extensive experience in tool and die operations, including knowledge of machining processes, tooling design, and maintenance practices.
  • Strong understanding of extrusion processes, equipment, and materials, with hands-on experience in extruder operations preferred.
  • Proven leadership skills with the ability to motivate teams, drive performance, and foster a culture of safety and quality excellence.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams and senior management.
  • Analytical mindset with a focus on data-driven decision-making, problem-solving, and continuous improvement.
  • Experience with lean manufacturing principles and process optimization techniques.
  • Proficiency in CAD/CAM software and Microsoft Office Suite.
