Overview of the Role
Our team is seeking a Senior Manager, Procurement with Real Estate experience in project management & project delivery. The ideal candidate is an experienced professional with a comprehensive understanding of real estate and procurement-related processes, strategy, contracting, and cost savings. In this role, you will apply your sound expertise, understanding of business contexts, and analytical skills to enable organizational priorities. You will also work in multidisciplinary teams to help businesses improve strategies and speed to market.
This position will have a global reach to define the global strategy and manage Requests For Proposals as they relate to Project Management and Delivery Services related to the overall delivery of projects. This role will work with your REWS (Real Estate and Workplace Services) business partners to develop the scope of work and ensure compliance to meet all our internal requirements. They will have deep knowledge and understanding of interior design, architecture, engineering, cost estimating, cost management, and all facets of construction. The Senior Manager of Procurement will be part of a dynamic team that works collaboratively across all areas of Real Estate, Sustainability, and Corporate Security
Responsibilities

You will be responsible for the development and successful implementation of suitable strategies to optimize the global construction and project management strategic procurement process.

You will work closely with business partners, be their primary contact person, and conduct workshops, negotiations, and presentations related to sourcing all construction and project management delivery services.

Development of RFPs, RFI, and negotiations of service-related contracts and agreements.

Lead the legal review with both internal and external legal counsel on key legal terms and business-related terms.

Set negotiation strategies and value-add processes and conduct complex contractual and commercial negotiations for the assigned categories.

Lead and facilitate completion of contractual documents, including but not limited to MSAs, AIA agreements, SOWs, Amendments, etc.

Drive Supplier Business Review in collaboration with team members to ensure strategic alignment and supplier compliance with service levels and goals.

Influence existing construction sourcing strategies and procedures and work diligently to challenge the status quo with more effective processes and ideas.

Establishing and growing relationships with team members within Salesforce, especially the Project Design and Delivery team, and senior real estate leaders in the region

Collect data and perform spend analysis to drive cost savings

Required Qualifications

7 + years experience in commercial real estate, project management, construction management, general contracting experience, real estate sourcing & procurement or related functions.

Degree or equivalent relevant experience required. Experience will be evaluated based on the Values & Behaviors for the role (e.g. extracurricular leadership roles, military experience, volunteer roles, work experience, etc.)

A deep understanding of corporate real estate project management processes and the nuances around local and regional projects.

Mastery in the sourcing process (i.e., RfX development and execution), reviewing, analyzing, drafting, and negotiating contract terms concerning major initiatives of medium to high complexity.

Strong understanding of the commercial construction delivery and management process, particularly with Class A office space, AIA agreements, change order processes, and value-added construction sourcing strategies.

Preferred Qualifications

Ability to develop construction sourcing strategies, analyze pricing models, and master agreements. Sophisticated knowledge of legal terms and skilled at crafting competitive terms with general contractors, architecture firms, etc.

Outstanding relationship management skills and the ability to work collaboratively with suppliers, internal team members, and senior management.

Self-starter, well-organized, and able to use unstructured data or minimum information to build a plan of action with minimal direction.

Excellent executive presentation and communication skills and strong interpersonal skills.
