You will oversee all operational aspects of the assigned community of Low-Income Housing Tax Credit (LIHTC). You will be responsible for maintaining your community, supporting its residents, and developing team members all while meeting financial objectives of the owner and the management company.

WinnCompanies is looking for a Property Manager II to join our team at North Creek Crossings, a 162-unit multi-family community located in Chico, CA.

Please note that the position offers a pay range of $25.00 to $26.00 per hour, and it comes with a 3-bedroom on-site unit. The work schedule is Monday through Friday, from 8:00AM to 5:00PM.

Responsibilities

    • Build positive relationships with prospective and current tenants.
    • Oversee the timely and successful completion of maintenance requests.
    • Show properties to prospective tenants and answer relevant questions.
    • Prepare and execute detailed and legally compliant lease agreements.
    • Oversee all financial procedures, including verifying renter income, processing monthly payments, and executing default protocols.
    • Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution.
    • Inspect property conditions and coordinate maintenance activities.
    • Manage budgets, accounts, rent collections and tenant notices.
    • Create and distribute marketing materials to attract new tenants.
    • Maintain organized and updated resident files and records.
    • Report any problems or issues to the property manager.
    • Supervise a team of 3.
Requirements
    • High school diploma or GED equivalent.
    • 1-3 years of relevant work experience, including Project Based Section 8 program experience.
    • Less than 1 year of supervisory experience.
    • Ability to live onsite.
    • Strong working experience in tax credit (LIHTC).
    • Knowledge of property management.
    • Knowledge of landlord and tenant laws.
    • Experience with computer systems, particularly Microsoft Office.
    • Excellent customer service skills and conflict management.
    • Outstanding verbal and written communication skills.
    • Ability to multi-task and manage a fast-paced office environment.
    • Ability to manage and work with a diverse group of people and personalities.
    • Superb attention to detail.
    • Highly motivated, independent, and a self-starter.
Preferred Qualifications
    • Bachelor's degree.
    • Experience with Yardi or RealPage property management software.
    • Knowledge of marketing and leasing techniques.
    • NAHP - CPL, SHCM, CAM (MA - C3P) designations.


$25 - $26 an hour
