As a reputable group of Residential Care Homes, we are seeking a highly skilled and experienced professional to join our team as the Head of Maintenance . This key role involves overseeing all refurbishments, repairs, services, fire systems, electrical systems, and Building extension projects across our Care Home facilities. The Head of Maintenance will collaborate with maintenance technicians at each site, ensuring the seamless operation and safety of our residential care homes. This position requires a strong technical background, capable of managing Building extension projects and maintaining high standards of maintenance across all properties. MANAGEMENT RESPONSIBILITIES: Responsibilities of the position include: Direct and supervise maintenance technicians at each care home site, ensuring timely and effective resolution of maintenance issues. Carry out inspections of the facilities to identify and resolve issues in all the Care Homes. To regularly visit the Care Homes and to be responsible for the overall quality of each property & the Residents living environment. Maintaining Asset Register and regular check equipment inventory. Carry out regular checks on electrical systems, fire detection system of buildings and CCTV system to ensure functionality. Plan and oversee all repair and installation activities in all the Care Homes. Manage and coordinate refurbishments, repairs, and Building extension projects, ensuring quality workmanship and adherence to timelines and budgets. Monitor expenses and control the budget for maintenance in all the Care Homes. Manage relationships with contractors and service providers in all the Care Homes. Ensure health and safety policies are complied in all the Care Homes. Engage with external service contractors in all the care Homes and ensure that external contractors provide value for money and Care Home focused services. Oversee the coordination & apportionment of Out-of-Hours Call Outs & Overtime. Liaison with each Care Home Manager and Maintenance technician on all aspects of maintenance, statutory requirements, and refurbishments. Ensure that all Health and Safety aspects are adhered to through training and toolbox talks and that all operatives have adequate PPE where required. Ensure that our Homes are compliant for property related matters and take a lead in the overall responsibility of Water Hygiene. Ensure to manage the relationship with all the Maintenance Technician at each Care Home are monitored and managed. Deal with builders & Subcontractors in building Maintenance and in Building extension projects. Identify repair and maintenance requirements at each Care Home and obtain the Quotations from builders/ Painters / Decorators and suppliers. Supervise the Building Work, ensure quality standards are met and provide snagging report. Maintain the agreed standard of cleanliness and odour control. Overlook decorating and refurbishments of each Care Home and Coordinate with Home manager And maintenance technician at Each Care Home. Day-to-Day Duties Respond to emergency calls for maintenance. Supervise and coordinate the daily activities of maintenance technicians at each care home. Review maintenance logs and reports to identify and address emerging issues promptly. Manage ongoing refurbishments, repairs, and maintenance projects, ensuring they are on schedule and within budget. Collaborate with contractors and vendors to secure necessary materials and services. Conduct regular inspections of fire systems, electrical systems, and other critical infrastructure to ensure compliance with safety standards. Address any issues or non-compliance promptly, implementing corrective actions as needed. Communicate regularly with the Head Office management team, providing updates on maintenance activities, challenges, and achievements. Respond to inquiries and requests from residents, staff, and management regarding maintenance issues. Report any possible safety hazards to the Maintenance Technician and Home manager. Provide leadership and guidance to the maintenance team, fostering a culture of accountability, teamwork, and continuous improvement. Perform troubleshooting to solve minor repair issues. Communicate plans for upper level improvements to maintenance work and coordinate with Each Care Home Maintenance technician. Contact and schedule repairmen and extra help as needed. Perform administrative tasks as required. Requirements and Skills Willingness to travel to all Choice Care Group Homes (Slough, Bracknell, Hertfordshire, Cambridge, Worthing - West Sussex). Full Driving Licence. Hands-on experience in basic maintenance tasks. Proven experience as maintenance Technician. Experience in planning maintenance operations. Solid understanding of technical aspects of plumbing, carpentry, electrical systems, and Building maintenance. Working knowledge of facilities machines and equipment. Ability to keep track of and report on activity. Excellent communication and interpersonal skills. Outstanding organizational and leadership abilities. High school diploma or equivalent; Hold a recognised Health & Safety Qualification at a higher than basic level or Hold a recognised Professional Qualification. Established experience in a Maintenance Management Role, for a minimum of 5 years. Established experience in a Maintenance Management Role for a Care; Social Care or Healthcare Company, for a minimum of 2 years. Very familiar with Health and Safety legislation in the context of Building Maintenance. Fully computer literate, with a good working knowledge of Microsoft: Outlook; Excel & Word, as a minimum. Knowledge of and experience in using building & property related statutory documents e.g. Building Regulations, Planning Act & the Regulatory Reform Act. Ability to work on own initiative with minimal supervision and direction. Excellent communication skills. Ability to work & interact within other people’s living environments.
