SENIOR CONSTRUCTION ADMINISTRATOR Role: As a Senior Construction Administrator, you will play an integral role in the management and leadership of the bid and construction phase of a project. This role is a comprehensive blend of technical expertise, effective communication, and leadership qualities to successfully oversee projects from bidding to completion, ensuring client satisfaction and project success. Your responsibilities encompass coordinating with diverse stakeholders, ensuring regulatory compliance, managing budgets, and fostering seamless communication throughout construction and close-out phases. Responsibilities: Bid/Procurement Assist Construction Manager, Project Manager, or client during the bid/procurement phase, including but not limited to: Attendance during Bid Walk and preconstruction meetings. Respond timely to Bid RFI’s. Review and respond to substitution requests if required. Review substitution requests. Lead the preparation of addenda and revisions as needed in collaboration with the PM and production team and process the submittal and approval of DSA or AHJ Report to the client on the status of approvals. Assist the client and provide guidance throughout the Bid Phase. Assist with Value Engineering requests and collaborate with PM and production department for modified construction documents. Adherence to the project budget. Be aware of potential cost impacts and communicate any cost implications with the client. As the Architect or Architect’s representative, you are to be the single point of contact for the design and consultants’ team. Maintain communication with the internal team, particularly the Project Manager and Principal. Construction/Close-Out Continual assistance to the CM or the Client throughout construction and closeout. Various functions include: Attend OAC (Owners, Architect, Contractor) meetings and visit the construction site. Prepare and distribute field observation reports if needed. Respond to both RFIs and Submittals in a timely manner. Collaborate and communicate with the inspector of records and the DSA field engineer if the DSA is the AHJ Collaborate with the third-party commissioning agent Prepare ASI’s, Revisions, and CCDs as needed for the distribution to the contractor and the DSA or AHJ. Review the Schedule of Values and provide input to the Construction team. Review and certify payment applications. Interpret, clarify, and decide matters in accordance with the construction documents. Facilitate communication with the project team (i.e. receiving calls, conducting informal meetings with the consultant team, etc.) Monitor and report any work that is not in conformance with construction documents. Continual adherence to the project budget. Be aware of potential cost impacts and communicate any cost implications to the client. Prepare posted Record Documents during the entire project during construction. Conduct Punch Walks and provide a Punch List. Prepare, distribute, and track all DSA closeout forms (Education projects). Assist the project team in completing and uploading forms to the DSA Box. Track closeout until DSA certification is completed (Education projects). Provide CADD / Revit record documents from the Prime provided As-Builts for the Client. Provide training and mentorship for junior staff members.

Qualifications: Familiarity with AIA 201 General Conditions of the Contract for Construction. Knowledge and applications of building codes and the Division of the State Architect (DSA) or Authority Having Jurisdiction (AHJ) requirements. Ability to read construction drawings, interpret intel, and understand specifications to ensure project performance and quality requirements are met. LEED, CHPS, and sustainable building related knowledge. Knowledge and ability to use Bluebeam Revu and other construction programs such as Procore, Navisworks, Plangrid, etc., is required. Knowledge and ability to use CADD and Revit programs, preferred. Knowledge and ability to use Microsoft Word, Excel, and cloud-based programs are required. Working knowledge with DSA document forms, DSA Bluebeam Studio, and the DSA Box during bidding, construction, and close-out phases (Education). Demonstrate exceptional verbal and written communication skills. Exhibit strong teamwork and independent work capabilities. Able to commute to and walk construction sites. Able to travel periodically if needed, depending on project site location. Education and Experience: Bachelor’s Degree required; MBA preferred Possess a minimum of seven years of experience in the construction industry. Prior experience producing construction documents as needed for implementation of construction documents.
