Our Client, a top-tier real estate company, is seeking a Chief Investment Officer (CIO). This person will be pivotal in shaping this real estate development and Investment company by leading investment strategy, managing the development pipeline, and driving financial performance. Reporting directly to the CEO, you will lead a team of investment professionals and collaborate closely with other departments to ensure alignment with the overall business objectives. Key Responsibilities: Investment Strategy Development:

Develop and implement a comprehensive investment strategy that supports the company’s development goals and risk appetite. This includes identifying target markets, property types, and development strategies. Portfolio Management:

Oversee the management of the company’s real estate investment portfolio, including acquisitions, dispositions, and asset management activities. Monitor portfolio performance and make strategic adjustments as needed to optimize returns. Deal Sourcing and Due Diligence:

Lead the identification and evaluation of new development opportunities through market research, networking, and relationship-building. Conduct thorough due diligence on potential projects, including financial analysis, market research, and risk assessment. Project Underwriting and Financial Modeling:

Develop detailed financial models to underwrite potential development projects, including construction costs, pro forma financial statements, and investment returns. Analyze project feasibility and risk factors to support investment decisions. Capital Structure & Financing:

Work closely with the finance team to structure project financing, including equity, debt, and other sources of capital. Negotiate financing terms with lenders and investors to optimize project returns and mitigate risk. Portfolio Management:

Oversee the management of the company’s development pipeline, including project execution, budgeting, and risk management. Monitor project performance and make strategic adjustments as needed to optimize returns and mitigate risks. Market Analysis & Research:

Stay abreast of market trends, demographic shifts, and regulatory changes that may impact the real estate development landscape. Conduct market research and analysis to identify emerging opportunities and threats. Stakeholder Communication:

Serve as the primary point of contact for investors, lenders, and other stakeholders regarding development-related matters. Effectively communicate project updates, performance metrics, and investment outlook to internal and external audiences. Team Leadership and Development:

Build and lead a high-performing investment team, providing guidance, coaching, and mentorship to team members. Foster a collaborative and results-oriented culture within a team. Compliance and Regulatory Oversight:

Ensure compliance with relevant laws, regulations, and internal policies governing real estate development. Develop and implement risk management strategies to mitigate project-specific and portfolio-level risks. Qualifications: A bachelor's degree in finance, real estate, urban planning, or a related field is required; an advanced degree (e.g., MBA, MRED) is preferred. Proven track record of success in real estate development or investment management, with a minimum of [X] years of experience in senior leadership roles.
