WHAT YOU WILL DO
  • Authorize the payment of invoiced Common Area Maintenance Charges and/or Consumer Price Index (CPI) related rent increase, reimbursement request from lessors for Real Estate Taxes, and miscellaneous lease related charges;
  • Administer and maintain the Location Management System (LMS) and real estate related information in the LeaseQuery database. Verification of property ownership transfers regarding leased properties. Working with legal and the owner to be sure all necessary documentation is provided to avoid future title and lease/REA related issues. Prepare and distribute updated property records as needed;
  • Prepare, maintain, and distribute various development department reports;
  • Collaborate with the Administrative Assistant to effectively set up and accurately maintain department files and also work with others to coordinate the maintenance of Real Estate files for all company owned or leased properties stored in the vault and storage area;
  • Manage surplus properties for disposition within assigned Region(s). Ensure the proper disposition of company
owned properties including requesting listing agreements, ordering appraisals, reviewing market data, preparing the initial correspondence and follow up paperwork, participating in negotiations, coordinating closings with legal to complete the disposition and posting the updated property records;
  • Negotiate lease extensions for intra-company landlords (WCPS & IFLP) and other Third Party Landlords;
  • Perform property management functions for the real estate portfolio. Communicate with and manage third party property managers, owners and landlords of properties adjacent to company owned or leased properties within assigned Region (s), including Right of Entry letters, Landlord correspondence, Tenant disturbance coordination, etc. Work with Restaurant Operations Leadership and Third Party Landlords or their representatives with lease/shopping center REA related questions or property management matters, including but not limited to ensuring landscaping and snow removal is completed in a timely manner, security. Tasks would include a review of REA's or other development agreements to be sure that the property is being managed according to the required terms of the contracts. Negotiate effective resolutions to conflicts to ensure compliance with agreed upon terms;
  • Administer and maintain the Company analytics database and manage the annual refresh of SimmsOnline software provided by Forum Analytics.
  • Collaborate with and support the Facilities and Manufacturing teams for all property management related tasks.
