RETS Associates has been retained by Sagard Real Estate (previously EverWest Real Estate Investors) to recruit a Director of Asset Management to be based in their offices in Charlotte, North Carolina. The Director will be responsible for all asset management functions and property level investment performance for a 2.7MSF industrial and multi-family portfolio across the Southeast. Director will report to the Senior Managing Director, Head of Asset Management, Krystal Arceneaux. Sagard Real Estate invests on behalf of varied pension funds and life insurance companies. Sagard Real Estate oversees approximately $5B AUM and has approximately 130 employees. Charlotte office is currently four people (Portfolio Management, Acquisitions, Asset Management) and this hire will be an integral part of the team. Key Job Duties Interface with the Head of Asset Management and other Asset Management associates to enhance department policies and procedures and mitigate investment risk. Formulate, review, critique and approve comprehensive annual property business plans, operating and capital budgets, internal and external appraisals and sell/hold strategies. Initiate and complete accurate comprehensive quarterly valuations and reports, and present to the Sagard Executive Committee. Engage property management and leasing firms, and develop/execute approved leasing, capital and value-added investment strategies. Supervise and ensure adequate documentation of all activities in an organized electronic file system. Ensure that the cost-benefit of all leasing/capital investments is documented and ensure that all property-level decisions reinforce overall portfolio and client investment objectives. Build and sustain joint venture partner and operator relationships. Advise Head of Asset Management and Portfolio Management regarding investment performance, budget variances and changes in market/property conditions and valuation and recommend course of action. Review proposed acquisitions and take an active role in due diligence to ensure the viability of performance objectives, investment structures and exit strategies. Network and build relationships with other real estate professionals to enhance personal skills and increase industry awareness of Sagard Real Estate’s investment advisory capabilities. Lead lease negotiations with listing agent, attorney and tenant. Ensure lease administration is accurate and complete. Manage all third-party relationships with brokers, attorneys, property managers, tenants, etc. as needed. Approve all capital work and invoices for dedicated assets. Education and Experience Required Minimum of 5-10 years of experience in commercial real estate, preferably in asset management. Knowledge, Skills, and Abilities Demonstrated interpersonal, leadership, management, communication, conflict resolution, negotiating and listening skills. Proven ability to conduct valuations (strong ARGUS knowledge), financial cost / benefit and budget analyses and to negotiate construction contracts, management agreements and leases. Familiarity with all property and life-cycle types, deal structures and national and regional real estate markets. Ability to "benchmark" and apply prior experience to make well-reasoned, but decisive decisions. Focused asset management experience in multi-family and industrial product type. Experience negotiating leases, leading brokerage teams and understanding Southeast market dynamics. Collaborative and consensus building attitude, team player ideal.
