Commercial Real Estate Team Description
The Commercial Real Estate Group (CREG) at PPM invests in commercial mortgage loans, commercial mortgage-backed securities (CMBS), and debt issued by real estate investment trusts (REITs) on behalf of PPM's various clients. Specific responsibilities within the CREG include loan origination, loan closing, loan servicing, portfolio analytics, CMBS portfolio management, and REIT credit analysis, virtually all of which offer both quantitative/financial and qualitative components. Summary of Role
As a member of the Loan Servicing Team, the Associate Loan Administrator participates in the team's objective of providing comprehensive day-to-day oversight of commercial real estate investments, primarily mortgage loans, through management of the loan terms and monitoring of the real property collateral. The Associate Loan Administrator interacts across all Commercial Real Estate Group (CREG) departments including Loan Origination, Asset Management, Closing and Portfolio Analytics, as well as with third party mortgage broker counterparts (a/k/a correspondents).
Role Responsibilities
- Review borrower requests and collaborate with correspondents in response to loan payoffs, maturity extensions, transfers of interests, easement agreements and leases.
- Communicate with outside law firms as needed on matters affecting the real property collateral for the loan or borrower responsibilities according to the loan documents.
- Coordinate with correspondents on normal and customary questions regarding monthly payments, billing and payoff statements, satisfactions, tax payments, escrow analyses, insurance loss drafts, reserve requests, and loan surveillance.
- Monitor condition of properties by review of property inspections and follow-ups on deferred maintenance or other issues identified.
- Update CREG databases used for reporting and loan status meetings.
- Process fundings/draw requests and review budget changes on borrower renovation projects, and coordinate approval by the Head of Loan Servicing, Asset Manager and/or Loan Originator.
- Review loan documents to create and process ticklers/notifications to ensure timely follow-ups on key dates or events during the life of the loan.
- Participate in preparation for annual audits by compiling and organizing information.
- Share feedback on correspondent performance to ensure responsive and efficient practices.
- Participate in special projects as needed.
- Perform other duties and/or projects as assigned.
- Bachelor's Degree in business or a related area
- 2+years of experience in a finance and/or accounting role
- Excellent computer skills with proficiency with the Microsoft Office suite including Excel and Word
- Excellent verbal and written communication skills, organizational and analytical skills
