GENERAL & SPECIFIC DUTIES OF BUSINESS MANAGER:
A – PUBLIC & PRIVATE BIDS:
1 – Maintain working relationships with Architects, Engineers, & Consultants
2 – Receive, print, & distribute Invitation for Bids, Requests for Proposals, Etc.
3 – Obtain, print, & distribute Plans & Specifications for selected projects
4 – Request & obtain Bid Bonds & Refence Listings as required
5 – Prepare Bid Forms, Bonds, References, Etc., as required
6 – Record & Distribute Bid Results, as needed
7 – Review Contracts for Language, Start & Finish Dates, Liquidated Damages, Etc.
8 – Request Insurance Certificates & Performance & Payment Bonds, as needed
9 – If Performance & Payment Bonds are required, for Private Jobs, request “Proof of
Funding” from Owner & submit to Bonding Company in order to get Bonds
10 – Prepare & submit Signed Contracts, Bonds, Insurance, Submittals, Etc. to Owner
11 – Apply for and Obtain Building Permits, (need Signed Contract from Owner) &
Apply for and Obtain Landmarks Historic Approvals for, where required.
12 – Prepare & Submit Schedules of Values for all jobs
13 – Prepare & submit all Billings in accordance with Contract Terms
14 – Maintain accurate start & completion dates of all projects for DCAMM Annual
Renewal Application
15 – Public Jobs are primarily found by scanning the Central Register, which comes
out every Wednesday. Determine appropriate Projects, highlight the pertinent
information & distribute to Estimators.
16 – For selected Public Jobs all above items pertain.
17 – Maintain DCAMM Update Statements with Accurate Info.
18 – Maintain Color Coded Production Drawings
19 – Maintain All Files
20-- AIA Contracts
21-- Create change orders
