SUMMARY The Assistant Director of Facility Operations and Services (FOS) is a seasoned professional with substantial experience in commercial facilities management, along with construction experience, and the ability to help lead a diverse team of maintenance professionals. The ideal candidate will bring a deep understanding of industry’s best practices in this field, ensuring the optimal functioning and sustainability of our school’s physical and operational infrastructure. The ability to form collaborative working relationships and demonstrate strong interpersonal and problem-solving skills is critical. In addition, applicants should have strong analytic, organizational, data management and communication skills. This is a full-time, 12-month, exempt position.

Some evening and weekend work is required. RESPONSIBILITIES Participate in accounting and budgeting activities including Provision for Plant Replacement, Renewal and Special Maintenance; Work in conjunction with our Campus Operations Associate and our Director of Parent Engagement and Community Events to manage facility event set-up and break down for all internal and rental events; Work in conjunction with the Campus Operations Associate to ensure all furniture repairs are completed and that new furniture is deployed as it arrives; Participate in the strategic planning for assigned areas and assist the Director in developing and implementing the overall departmental strategic plan; Participate in the selection and the negotiation of contracted maintenance services; Supervise contracted maintenance services to ensure all work completed is satisfactory; Coordinate with constituents across the school to plan special events and then prepare the school for those events by setting up and breaking down of chairs, tables, tents, signs, etc.; Assist the Director of FOS in creating and implementing strategies and plans to move the campus toward the campus master plan; Work with our outside food service vendor to ensure all kitchen equipment is repaired and inspected as needed; Manage the preventative maintenance efforts of buildings and fields; Actively manage the custodial staff to ensure the needs of the school are being met; Initiate communication with other departments to maintain a good working relationship and resolve problems as needed; Advise the Director of Facility Operations and make recommendations for maintenance, repairs, improvements, or replacement of campus facilities and equipment. This assessment includes establishing project priorities and developing short and long-range plans related to upgrading and replacing mechanical, electrical, plumbing, fire protection equipment, and roofing replacements; Collaborate with the Director of Facilities to develop bid specifications and contract documents for contract work. This includes preparation of RFP documents and also involves obtaining, reviewing, and analyzing estimates from vendors and preparing bid sheets and associated paperwork for assigned projects; Assist the Director of Facility Operations in the evaluation and selection of new equipment and building/energy management systems and other campus improvement efforts; Approve contractor work and authorize payment in conjunction with the accounting team while ensuring vendor compliance with facility maintenance standards; Responsible for general building condition assessments that lead to the creation of work orders designed to enhance preventative maintenance programs for the greatest longevity of buildings and equipment. QUALIFICATIONS Qualifications and Education Requirements: Undergraduate degree required. Must have at least three years of experience in an increasingly responsible facility, construction, or real estate management role. Must have excellent leadership, organizational, and communication skills. Must have demonstrated proficiency with MS Word, Outlook, Excel, and work order management systems. Must have the ability to communicate professionally both orally and in writing. Must have solid problem-solving and business process skills. Must understand and execute school operations and procedures and adapt quickly to changes and situations in a highly stressful environment. Bilingual in English and Spanish is preferred. Must be OSHA certified. Must be able to lift equipment and materials weighing 50 pounds or more frequently; crawl, climb, twist, turn, and reach in completing various job duties; work outside in hot or cold situations for extended periods. Potential exposure to adverse environmental conditions such as strong odors, fumes, dust, wetness, humidity, machinery, vibrations, temperature and noise extremes, disease, pathogenic substances, and toxic/poisonous agents may exist.
