Penzance is seeking a Senior Analyst to join its Investments team based in Washington, DC. The candidate will gain a broad exposure to all aspects of the Investments team including acquisition underwriting, research and supporting existing asset management, leasing, and development activities. This is an exempt position and reports to the Vice President/Senior Vice President of Investments.

ROLES & RESPONSIBILITIES:

  • Underwrite potential acquisition and development opportunities by performing complex financial analyses, including discounted cash flows, development of sources and uses, promoted and carried interests, and scenario and sensitivity analyses.
  • Performing a wide range of analyses, including valuations, sell/hold analyses, leasing, and other critical investment decision analyses on new and existing investments.
  • Preparing memos for the Penzance decision-making committees and potential partners.
  • Examine and assess economic and market trends to determine suitable investment strategies.
  • Prepare development budgets.
  • Conduct property site inspections and market tours.
  • Coordinate due diligence materials for acquisitions and dispositions.
  • Assist with arranging and closing debt financing for acquisitions and refinancings.
  • Evaluate lease economics for new and renewal transactions.
  • Analyze monthly property-level financial statements and maintain quarterly and annual reports.
  • Complete special projects as assigned by the Investments leadership and other company executives.

JOB QUALIFICATION REQUIREMENTS:

  • Bachelor’s Degree with excellent academic credentials
  • 2-3 years of relevant work experience in real estate, finance or capital markets
  • Work experience in real estate investing, advisory, or financing at a top-tier firm.
  • Expertise in Excel and the overall financial valuation and modeling process
  • Understanding of and ability to model capital structures, including senior debt, mezzanine debt preferred equity, and common equity.
  • Demonstrate proficiency in real estate financial analysis.
  • Ability to analyze qualitative and quantitative information and translate into strategic deliverables.
  • Excellent written and oral communication skills
  • Strong proficiency in Excel, PowerPoint, Word and ARGUS software.
  • Ability to work independently and within a team.
  • Motivated self-starter with effective time management skills and strong attention to detail
  • A desire to work in a fast-paced, collaborative and entrepreneurial environment.

PHYSICAL AND VISUAL ACTIVITIES:

Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence or other forms of communication. The ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word). This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication. Ability to lift, push, pull or carry up to 25 pounds for the dissemination, supplies, materials, etc. to various locations throughout the office/job-sites.
