Major Objectives:
The Director of Development is responsible for driving the development platform to ensure the highest standard of excellence, reduce risk, and increase the profitability of The Garrett Companies.
The Director of Development manages the development staff to ensure project success.
Monitor the budgets, contracts, and associated risk for all projects at all stages of project development.
The Director of Development is an executive level position responsible for managing the Company’s development platform, including but not limited to conceptualizing, design input, timing, budgets, staffing, contract management, coordination, research, and analysis.
The Director of Development works in unison with a team of professionals internally and externally who have responsibilities and roles in investments, construction, development, and management.
Foster new partner relationships, as well as maintain good relations with current partners.
Execution and continued development of short-term and long-term policies and procedures that will ensure success.
Specific
Duties & Responsibilities:
Overall direction and oversight of development activities and staff.
Assist in creation, evolution, and empowerment of policies and procedures.
Establish proper scope and appropriate inputs to Investments Team for each new project.
Assist in evaluating potential new project sites and opportunities.
Provide appropriate project design assistance to maximize value and operational success.
Work to create relationships with new partners.
Openly communicate and coordinate with Investments, Development, Construction, and Management Departments.
Foster a positive work environment to provide for the professional growth and development of employees and peers.
Perform other related duties as required and assigned.
Prerequisites:
Extensive multifamily housing development and operations knowledge and experience.
A history of success in leading development projects and teams
Must be consistently detail oriented.
Dynamic leadership potential without oversized ego.
Ability to recognize personal shortcomings.
Excellent written and verbal skills.
Ability to listen and understand intents and goals.
Ability to think creatively and innovatively.
Professional judgment and discretion that comes from experience working with customer services, internal teams, and 3rd party consultants.
Proficiency in Microsoft Office.
Analytical skills to forecast and identify trends and challenges.
Pre-Prerequisites (these are the most important items):
Relentless problem solving skills.
Will never claim the work of others as your own.
Ability to anticipate.
Must understand the difference between causation and correlation.
