The Director of EH&S will lead and support safety and environmental programs and own related procedures/protocols across WinnResidential’s portfolio of managed affordable and mixed-income housing, ensuring the safety and environmental compliance of communities and employees. Areas of environmental focus include, but are not limited to: asbestos, lead-based paint, radon, mold and fuel storage. As a Subject Matter Expert, the position will partner with internal/external stakeholders and external consultants to develop strategies that manage risk, implement engineering controls and monitor operations to ensure all sites meet or exceed expectations related to safety and environmental standards and goals. With support from the Senior Vice President of Facilities, the Director of EH&S is responsible for coaching and mentoring Operations and Facilities leaders to effectively implement and manage safety and environmental processes and procedures, coordinate with government agencies at all levels, and engage residents in sustaining safe and healthy communities. The Director of EH&S will also manage internal partner and external vendor relationships to create and consistently manage safety performance metrics and overall environmental program compliance. The Director plays a key role in defining and implementing safety and environmental best practices in collaboration with site level personnel and operational leadership and supports key processes including budgeting, planning, recruiting and contract negotiations. This is a hybrid opportunity that typically consists of 2 remote days, and 3 in-office days (including travel nationwide 25-30%). Responsibilities Direct the development of defined strategies and programs to assess and mitigate safety and environmental risk and ensure program and regulatory compliance at the site level. Target areas include training programs, employee engagement/awareness, third party vendor management, communication and customer service (resident and owner facing processes) including safety committee oversight, OSHA/EPA required training, incident reporting (in collaboration with Risk), environmental testing and remediation, PPE requirements and other related activities. Lead in the creation and implementation of employee safety programs, including reporting of defined key safety metrics. Implement key performance indicator tracking consistently across portfolio, including the development of leading indicators and related programs. Drive accountability through site level improvement action plans and monitor adherence to completion. Lead in the development and implementation of environmental program best practices across the portfolio. Areas of focus include ownership of lead, asbestos and radon O&M plans and related protocols and procedures, including compliance monitoring, reporting and mitigation action plans. Partner with Operations leadership and support resources to create, update and manage environmental policies and serve as primary point of contact with related local, state and national government agencies. In partnership with the VP of Procurement, develop and own relationships with key safety and environmental vendors (materials, testing, remediation, etc.) with a focus on improving customer service and overall value to sites. This includes, but is not limited to, SLA development/compliance, training opportunities, program improvements and communications. Support and serve as the environmental compliance lead for the WinnDevelopment team regarding acquisitions and real estate development pipeline. Participate in best practice development and own the transition from best practice to final procedure/process in implementation. Requirements Bachelor’s degree in Environmental Health & Safety, Environmental Science, Industrial Hygiene, or related discipline. Minimum of 8 years of Environmental Health & Safety experience. 3+ years of EHS program management experience with Multi-Site operations. Demonstrate leadership skills and an ability to effectively train and mentor staff to meet WinnCompanies EHS standards. Advanced skills with computer systems, particularly Microsoft Office Suites. Outstanding verbal and written communication skills. Experience and ability to manage environmental emergency response projects. Ability to produce complex documents, perform EHS analysis and maintain internal WinnCompanies systems. Able to pass WinnCompanies pre-employment screening and possess a valid driver's license in good standing to meet the driving record standards outlined in the Company Safe Vehicular Operations Policy. Ability to travel nationally 25-30%. Preferred Qualifications EHS experience in Commercial and/or Residential Property Management. Well rounded knowledge of Asbestos, Lead Based Paint, Mold remediation, Radon, and Fuel Storage programs. Experience facilitating virtual/onsite Environmental Health & Safety trainings to team members. OSHA Certifications.
